I still get calls in Cornelius where a homeowner wants me to come out and just replace the vapor barrier — nothing else, just a fresh sheet of plastic to cover the dirt. On a lot of jobs I have to explain why that is not actually a fix in this town. A vapor barrier by itself is 1978 thinking. It might have worked on a dry site in a low-humidity climate 40 years ago, and it might still work today on a job site in central Arizona. It does not work in Cornelius, and it especially does not work within a mile of Lake Norman. The reason is math. A vapor barrier reduces soil-to-air moisture transfer. It does nothing about the moisture already in the air, and Lake Norman puts a permanent moisture load into that air from May through September at dew points in the low 70s. Under a vented Cornelius crawl I will meter 92 to 96 percent RH in summer with or without a ground cover. Fresh plastic on the dirt might drop that a couple of points. It will not save your subfloor.

That said — vapor barrier work is still a legitimate service and I do it as a standalone in a few specific Cornelius scenarios. A homeowner planning to sell within the next 18 months who cannot justify a full encapsulation budget and wants to at least eliminate the exposed dirt and the standing water pattern from the inspection report. A rental property in Antiquity or off Bailey Rd where the owner wants a minimum-viable moisture control layer without the full mechanical system. We roll the 20-mil across the footprint, overlap seams 12 inches minimum, seal with Polyken 337 or Nashua 357 double-sided PSA tape with a top-tape pass, and individually wrap every pier with the liner tucked and taped to prevent moisture wicking up behind the plastic. Perimeter walls get 12 inches of vertical liner run held with a mechanical termination bar — 1-inch by 1/8-inch aluminum stock fastened with 2-1/4-inch masonry screws every 12 inches, bedded in SikaFlex-1a — because tape stuck to dusty Cornelius block will walk down the wall inside a summer.

What we do not include on a standalone vapor barrier scope: vent sealing, dehumidifier install, rim joist insulation, sump work, drainage upgrades. Those are separate line items and I will quote them separately if you want to add any of them to the scope. The one item I will always flag on the inspection even if it is out of scope is any active water condition — standing water, wall seepage, or any evidence of a chronic wet spot. Installing a fresh vapor barrier over active water is not useful, and I will tell you what needs to happen before the barrier work is worth doing.

Pier wrapping uses the same liner material with a tape-and-tuck detail — each pier gets its own wrapped skirt, tucked around the base of the pier and taped to the main floor liner. Not skirted around, wrapped. That is the same rule that applies to full encaps and it applies here too. On Antiquity and Bailey Rd homes with older pier construction that includes any unmortared brick sections, I flag that on the inspection because those piers need shoring before we work near them — that becomes a small structural add-on if the homeowner wants it addressed.
