Every era has its own crawlspace story and its own set of failures. That is a moisture story too.

The 2000s and newer infill is concentrated in the Robinwood and Sunset Lakes HOA developments and the newer subdivisions off Robinwood Rd, Cox Rd, and toward the eastern edge of the city near Kings Mountain State Park side. These are two-story tract homes with block perimeter foundations, 36 to 42 inch crawl clearance, and — this is the trap — partial builder encapsulations that included a vapor barrier on the ground and vented vents left open with no dehumidifier. The Robinwood HOA neighborhoods have decent clearance and are easy to work in. Sunset Lakes homes are similar profile. Same fundamental problem as University City in Charlotte — the builder called it encapsulated because they threw down 6-mil, but the vents are open and there is no active humidity control, so five years later the RH is running 80 percent under a supposedly finished crawl and the homeowner does not know why the AC bill is climbing.

What actually breaks under Gastonia houses.

Vented block foundations are the number-one issue in Gastonia by volume. The 40s to 70s brick ranches all have them, the vents are all undersized, and Gaston County summers push crawl humidity into the 90 percent range for four to five months a year. I have pulled Rockwool that was not Rockwool and fiberglass batts that were mostly rodent nesting material out of joist bays in Franklin Blvd ranches where the wood underneath was gray-black and soft. The joists survive because pine grades used in the 50s and 60s were denser than what you get today, but the girders take a real beating. A quick downspout extension and a small regrade will solve a puddling problem that a full interior drain system was going to chase forever. I have walked away from encapsulation quotes in Gastonia where the honest answer was 'fix the gutters and call me next spring, and if it is still wet then we do the interior work.' That is the job.

The fix is not full teardown of what the builder did — we salvage what works and add what is missing. Tear out the 6-mil and install 20-mil with individually wrapped piers, seal the vents, terminate the walls with a mechanical bar, add a properly sized dehumidifier on its own circuit. Usually a two-to-three day job. If the builder installed a wall liner and a mechanical termination bar and just skipped the dehumidifier, that is a one-day job to add the dehumidifier and adjust anything else that needs it.
