Downtown Waxhaw — the pre-1900 stock around Main St and Broome St — is a brick-pier crawl with 18 to 24 inches of clearance and 120 years of red-clay dirt underneath. Every pier is a wrap. Every joist bay is a squeeze. You are on your belly the entire day and the historic district commission wants to see anything you plan to run to the exterior. Out Waxhaw Marvin Rd, Cuthbertson Rd, and Providence Rd S — Marvin Creek, Longview, Firethorne, Providence Downs South — the crawls are 3.5 to 5 feet tall, open, and easy to line. Same 20-mil goes down. Completely different job.

The one that sticks in my head from last summer is a 2007 build in Firethorne, off Waxhaw Marvin Rd. Five bedrooms, formal dining, the whole nine. Homeowner called because his master bedroom smelled musty and his hardwoods were starting to cup along the seam line where the plank butts up against the tile in the kitchen. Crawled it in July at 10:30 AM — 89% RH under there, 74 degree dew point, the builder-installed foil-faced fiberglass had almost entirely delaminated and fallen into the dirt in wet clumps, and the original 6-mil vapor barrier was maybe 40% intact. The 14 louver vents around the block perimeter were all wide open. You could see condensate literally beading on the cold copper supply lines. That house had been sold new fifteen years earlier as 'code-compliant conditioned' and it was a swamp. We ran a 20-mil YellowGuard liner over 5,200 square feet, wrapped every one of the 22 interior piers individually, sealed all 14 vents with 2-inch rigid foam blocks and mechanical covers, dropped a Santa Fe Ultra98 dehumidifier discharging to a French drain 20 feet out from the foundation, and pulled the Union County electrical permit for the dedicated 20-amp circuit. Follow-up read at 30 days was 48% RH. Hardwoods stopped cupping.

The other Waxhaw job that same month was on Broome St downtown. 1897 merchant house, 20-inch crawl clearance, original brick piers, no continuous perimeter — just infill lattice screen around the outside. Two of the front piers had settled almost an inch and a half. That one needed structural work first (helical piers to bearing) before we could even talk about encapsulation. And when we did get to the liner, we routed the Aprilaire E070 condensate line up an existing chimney chase because the Waxhaw HDC downtown was not going to approve a new exterior penetration on the Main St elevation. Two completely different games, same six-mile radius, both are Union County permits when the electrical or the structural comes into play.

In almost every Marvin Rd 2000s build I've been in, the fiberglass is at least half fallen out and the vapor barrier is torn from HVAC service and general foot traffic. Day two through five is the actual work: pull all the fiberglass, seal every vent with rigid foam and mechanical fastener from the outside, roll out the 20-mil YellowGuard or Viper CS across the entire footprint (12-inch minimum seam overlaps taped with Polyken 337), wrap each interior pier individually and tape to the ground liner, terminate the perimeter on the block wall with 1-inch aluminum termination bar bedded in SikaFlex-1a at masonry screws every 12 inches, drop in a Santa Fe Ultra98 (for 4,000 sq ft footprints) or an AlorAir HDi100 (for the bigger 6,000+ homes) on its own 20-amp circuit, and pull the Union County electrical permit for the dedicated circuit. If the lot has any drainage issues — Cuthbertson Rd corridor especially — add a Zoeller M53 in a sealed basin with a Wayne battery backup before the liner goes down. Marvin Creek and Firethorne both want notification for anything visible from the exterior (condensate line routing, sump discharge). Providence Downs South has a stricter architectural review for exterior facade penetrations. We handle all of that paperwork as part of the scope.

Vent sealing is 2-inch rigid foam blocks cut to fit inside each 8x16 louver, bonded with Titebond WeatherMaster, then a mechanical cover screwed over the exterior side to prevent rodent chew-through. For dehumidification I spec by cubic footage plus moisture load: Santa Fe Ultra98 on 4,000-5,500 sq ft crawls, AlorAir HDi100 on 5,500-7,000, and dual units on the truly huge estate homes (I've done a couple in Firethorne over 7,500 sq ft that needed two Santa Fe Ultra98s on separate circuits). Humidistat set to 55% RH discharge. Condensate to a French drain 20+ feet from the foundation where lot allows, condensate pump when it doesn't. Rim joist insulation gets open-cell foam (Icynene, 3 inches minimum) on almost every Marvin Rd job because the framing gaps on custom builds are irregular and foam handles it. Rockwool ComfortBatt R-15 is the fallback if the homeowner wants no foam.
