The dehumidifier is the single most important piece of equipment in a Cornelius crawlspace and it is also the single item that gets undersized more often than any other on this side of Lake Norman. Sizing a dehumidifier for a Cornelius crawl is not a formula you can copy off a manufacturer's chart. The chart assumes standard indoor conditions with a moderate moisture load and normal air infiltration. A Cornelius lakefront crawl is not standard indoor conditions. Lake Norman puts a permanent moisture load into the air within a mile of the shoreline, and any sealed crawl that close to the water needs a dehumidifier that can hold 55 percent RH against active water vapor pressure gradient pushing in through the block walls, the sump pit, and any residual air leakage in the encapsulation envelope. That takes real pint-per-day capacity, not a residential-grade portable unit rebranded as a crawlspace dehumidifier.
Last August I set an Aprilaire E100 in a 2003 build in The Peninsula off Community House Rd — 2,600 SF sealed crawl, existing partial encap from 2019 that we finished properly, 40-inch clearance. Homeowner had been running a builder-installed Aprilaire E070 that had been in there for four years and had lost its capacity to hold below 68 percent RH by year two. I dropped the E100 with a fresh discharge to daylight on the side elevation, set the humidistat to 55 percent, and watched the unit cycle down from 78 percent to 54 percent in about 14 hours. It has held steady in the low 50s ever since. That is what a right-sized dehumidifier does in a Cornelius crawl. What the E070 was doing before is what an undersized unit does — runs constantly, never gets down to target, kills itself, and lets moisture keep damaging the structure it was supposed to protect.

Install location matters. The dehumidifier goes in a central location where the return-air draw pulls from the whole crawl footprint and the discharge distributes evenly. On elongated crawl footprints — which describes a lot of the Peninsula and Peninsula Club custom builds — we sometimes duct the return and supply to reach the far corners. Discharge humidistat is set to 55 percent RH, which is the sweet spot for Cornelius conditions — low enough to prevent condensation on cold surfaces and microbial growth, high enough that the unit is not cycling constantly against normal ambient conditions. Drainage on the condensate line is by gravity to daylight where the crawl and exterior grade allow. Where the grade does not cooperate, we use a condensate pump — either the small integrated pump in some Santa Fe models or a standalone Little Giant or Beckett unit — routed to the exterior discharge point.
Electrical is a dedicated 20-amp circuit with a Mecklenburg electrical permit pulled through CityInspect. This is not optional. Aprilaire E070, E080, and E100 are the workhorses for Cornelius work. The E070 handles tight 1,500 SF residential crawls in normal conditions. The E080 splits the middle for 2,000 SF applications with moderate moisture load. Filtration on any Cornelius dehumidifier is MERV 8 minimum. Higher-grade filtration (MERV 11 or MERV 13 on the Santa Fe Ultra98) matters more on Peninsula and Pointe properties where the crawl air is being drawn into the first floor through stack effect and any spore load in the crawl ends up in the breathing air. Annual filter changes are non-negotiable and I include the first year's filter change in the install scope. On the annual maintenance visit we swap the filter, inspect the coils for fouling (a fouled coil on a Cornelius unit at year three is common if the filter was neglected), clean the condensate pan and drain line, and verify humidistat calibration. Coil cleaning every two years on lakefront installs, three years on inland Cornelius.

Three signs. First — the unit runs constantly, or nearly constantly, particularly in June through September. A properly sized dehumidifier cycles on and off multiple times per day; a unit running 24/7 is either undersized or has a control problem. Second — the humidistat displays a target of 55 percent but the actual reading in the crawl sits at 60 to 70 percent all summer. That means the unit cannot keep up with the moisture load. Depends on how old it is and whether it is doing the job. Peninsula and Pointe builds from the 2000s often had builder-installed Aprilaire E060 or E070 units that were undersized for the crawl footprint on day one. It will, but less than you probably think. An Aprilaire E100 or Santa Fe Ultra98 running on a Cornelius crawl uses roughly 6 to 7 amps at 120 volts when the compressor is actively running. It cycles — it does not run constantly in a properly sealed and sized system. Monthly Duke Energy impact for most Cornelius customers is modest, and it is offset almost entirely by the HVAC efficiency gain from a properly conditioned crawl.
