The Skybrook encapsulation call has a rhythm to it and I can tell you how the first ten minutes on site are going to go before I even pull into the driveway. Last November I ran one off Roberta Rd — 1997 two-story brick-front, 3,400 SF, original owner, and the same story I have heard from probably fifty Skybrook homeowners in the last four years. Downstairs guest room smelled musty. HVAC contractor blamed the crawl. She noticed fiberglass hanging out from behind the west-side foundation vents when she was raking leaves the weekend before. When I dropped through the exterior access on the north wall I found 38 inches of clearance, ten 8-by-16 aluminum louvered vents all wide open in mid-November, original 6-mil builder plastic torn along every seam and bunched around all 26 CMU piers, and R-19 foil-faced fiberglass in the rim joist that had let go across a good 40 feet of the perimeter. Some batts on the dirt. Others hanging by a corner staple. The rim joist behind the failed insulation was dark, damp, and starting to soften across the middle third — not rotted through, but a year or two from it. Hygrometer read 82 percent RH at 61 degrees ambient. That is a textbook 20-year-old vented Harrisburg crawl.

Encapsulation in Harrisburg is really encapsulation of one specific housing archetype: the 1994 through 2010 Cabarrus County subdivision spillover — Skybrook off Roberta Rd, Wynfield off Robinson Church Rd, Hampton Ridge and Cabarrus Meadows off Rocky River Rd, and the smaller infill along NC-49 as it heads toward Concord. Skybrook is hitting the fiberglass failure mark right now. Wynfield is a couple of years behind it. Hampton Ridge is running a mix — some of the mid-2000s houses got a partial builder-attempted encapsulation that failed inside five years and is now due for a real one, and the rest are following the standard curve.

The pre-1990s stock in old Downtown Harrisburg — the scatter of pre-1930s brick-pier houses along Main St around Harrisburg Park, and the 1940s to 1960s farmhouse conversions on the outer stretches of Rocky River Rd and Robinson Church Rd toward the Concord line — is a completely different animal. Those are 24 to 30 inches of hand-dug crawl, no continuous perimeter, brick piers laid dry on 90-year-old dirt pads that have settled unevenly, and joist rot from decades of vented humidity that never had a chance. That old 6-mil is coming out in pieces. It is bonded to the dirt in some spots by 20 years of foot traffic and pest activity, torn in strips along every seam, and bunched around every pier where a homeowner or an HVAC tech stepped on it. We roll it, bag it, and pull it. Any organic debris on the ground — leaf litter that came in through the vents, dropped fiberglass, insect casings — gets vacuumed out with a HEPA shop vac. Day two is foam-sub day. Our spray foam contractor runs a 3-inch pass of open-cell across the entire rim to replace the failed fiberglass with a real air-and-moisture barrier. Open-cell is our default here because 90s framing across Skybrook and Wynfield is irregular enough that the foam handles it in one pass without the vapor-trap risk closed-cell can cause in inexperienced hands.

Day three is liner and vent seal. 20-mil reinforced polyethylene — Americover, Viper CS, or YellowGuard depending on what the supplier has in stock that week — rolled across the ground with 12-inch seam overlaps and Polyken 337 or Nashua 357 double-sided PSA at every joint. Every one of the 22 to 28 piers on a Skybrook crawl gets individually wrapped — not skirted with a continuous sheet, which is the shortcut the fast-flip guys take and is the reason we tear out and redo their work five years later. Wrap each pier. Tape each wrap. Perimeter liner runs 12 inches up the CMU wall and gets terminated with a 1-inch by 1/8-inch aluminum termination bar fastened with 2-1/4-inch masonry screws every 12 inches, bedded in SikaFlex-1a. That termination is the entire ballgame — a liner that walks down the wall in year four is a swimming pool with a lid. All ten to twelve of the 8-by-16 vents get sealed from the inside with closed-cell foam blocks friction-fit into the opening and then covered from the outside with a mechanical louvered cover screwed into the block. The crawl door itself — usually a flimsy louvered aluminum thing that came with the house in 1997 — gets replaced with a properly insulated and gasketed hatch.

Day four is dehumidifier and electrical. Aprilaire E080, Santa Fe Compact 70, or AlorAir Sentinel HDi90 depending on the cubic footage — Skybrook's 2,800 to 3,200 SF crawls usually take the E080 or the Compact 70. Discharge humidistat gets set to 55 percent RH. Drain routing is a Harrisburg-specific consideration: most Skybrook and Wynfield lots have enough grade drop somewhere on the perimeter that we can drain the dehumidifier condensate to daylight through a wall penetration, which is the preferred setup because there is nothing to fail. On the flatter Hampton Ridge lots and on the specific Skybrook back sections that grade toward a Rocky River tributary rather than away from it, we run to a small condensate pump discharging to a landscape bed or a downspout tie-in. The dehumidifier goes on a dedicated 20-amp circuit permitted through Cabarrus County — that is a same-week permit turnaround out of the county office in downtown Concord, done by a licensed electrician, and inspection passes first try if the panel is labeled correctly. I handle the permit. Homeowner does not touch it. Skybrook and Wynfield HOAs stay out of crawlspace work — I have never submitted anything to a Harrisburg ARC in 30-plus jobs — so there is no HOA drama layered on top.

Rim joist insulation is always open-cell spray foam — Icynene or equivalent, 3-inch pass minimum, sub'd out to a foam contractor because a proper spray rig and the applicator training are worth outsourcing. Rockwool ComfortBatt R-15 mineral wool is the fallback on the rare Harrisburg job where the homeowner wants no foam or needs future access to the rim for HVAC work. Fiberglass batts of any kind do not go back in. On every Skybrook job I have run since 2018 the fiberglass we pulled out is the fiberglass that failed at year 20 — replacing it with more of the same material is malpractice.
