Two weeks ago a homeowner off Matthews-Mint Hill Rd asked me to come look at her 1984 split-level because her HVAC tech had mentioned the crawl smelled bad on his last visit. Under the house: 22 inches of clearance, and the original 1984 6-mil clear plastic torn into strips across the entire footprint. In some spots the plastic was folded on itself in a pile like laundry. In others it was completely absent — bare dirt exposed for stretches of five to ten feet. Above the bare dirt, the fiberglass batts in the joists had absorbed enough ground moisture over 40 years that they were black with mold on the down-facing side. Humidity meter read 82 percent RH in early October, which in Charlotte means the crawl has been running above 80 all summer and only cooled off to 82 because outside air had dropped into the 60s.

The vapor barrier is the single cheapest thing you can do to a Charlotte crawl and it is also the single thing that fails first and worst on 1970s-80s Matthews housing stock. Builder-grade 6-mil plastic laid loose on the dirt with no wall extension and no seam tape has a functional life of maybe 10 years in a Charlotte crawl before foot traffic, HVAC service, pest activity, and simple decomposition of the plastic itself tear it into rags. On a 40-year-old Matthews split-level the original vapor barrier is not doing anything at all — it is dirt underneath a decorative layer of shredded polyethylene.

A real vapor barrier — 20-mil reinforced woven poly, seam-taped, mechanically terminated at the walls, individually wrapping every pier — will hold moisture out of the crawl envelope for 20 to 25 years even in the aggressive Charlotte humidity environment. It is one component of a full encapsulation but it can also be installed as a standalone scope on Matthews houses where the homeowner is not ready to commit to full encapsulation with vents sealed and a dehumidifier. When we install a standalone vapor barrier I am upfront that it is not a full moisture solution — a sealed encapsulation with dehumidifier is what actually holds humidity under 55 percent RH — but a proper 20-mil vapor barrier alone will still cut ground moisture into the crawl by 70 to 80 percent and buy time.

The Matthews process

How we run vapor barrier installation in Matthews.

The process on a Matthews vapor barrier install starts with tear-out because on 40-year-old housing stock the existing plastic is always in the way of the new material and cannot be left in place.

Tear-out phase. First day on any Matthews vapor barrier scope is pulling out the existing 6-mil plastic and any fiberglass insulation that has fallen into the crawl or is hanging loose from the joist bays. On a typical 1970s-80s Matthews split-level this generates 6 to 10 contractor bags of shredded plastic and fiberglass, plus whatever pest debris has accumulated (dead rodents, nesting material, occasional dead squirrel from the vents being unscreened). All of that gets bagged and hauled off-site. We do not leave the old material bunched up in the corner because it becomes rodent nesting material within months. Dust masks, Tyvek suits, gloves are standard PPE for tear-out on this housing stock because the fiberglass and rodent debris is not something you want to inhale.

Ground prep. After tear-out we walk the crawl and pick up any large debris that would puncture new liner — nails, wire ends, bits of brick, dropped fasteners from the original construction, pieces of the old ductwork insulation. On Matthews split-levels I typically find a couple pounds of miscellaneous debris on a first pass. On the pre-1970s Trade St stock sometimes there is enough old lumber and brick fragments buried in the dirt that we run a rake across the surface to smooth it out before liner goes down. Any low spots that will collect water get a small amount of sand or gravel to level them out — you do not want a pool under the new liner.

Liner installation. 20-mil reinforced woven poly, cut to size for each section of the crawl and worked in through the hatch. On the low-clearance Matthews split-levels this means sheets cut smaller than a normal roll-out because you cannot maneuver a 12-by-100 roll through 22 inches of clearance. Seams overlap 12 inches minimum and get taped with Polyken 337 double-sided PSA seam tape on the underside plus a top-tape strip for redundancy. Every interior pier gets wrapped individually with 20-mil off the roll — no skirting around piers with a continuous sheet, which is the shortcut that fails at year three because the pier concrete wicks ground moisture up behind the liner. On a Matthews split-level with 6 to 10 interior brick piers, individual wrapping is a meaningful share of the total install time.

Wall termination. For a full-scope vapor barrier that includes wall extension, we run the 20-mil liner up the block or brick perimeter walls 12 inches and terminate with a mechanical bar — 1-inch by 1/8-inch aluminum stock fastened with 2-1/4-inch masonry screws every 12 inches, bedded in SikaFlex-1a polyurethane sealant. On some Matthews jobs where the homeowner has explicitly scoped ground-only vapor barrier (no wall extension), we terminate the liner at the base of the perimeter walls without extending up. Ground-only is a smaller scope but I always flag that it is a compromise install — the moisture will still migrate up through the block walls and into the crawl envelope even with the ground sealed.

Permits. Vapor barrier alone is not a permitted trade in Mecklenburg. No permit required for the install itself. If we are bundling in structural repair, dehumidifier electrical, or drainage work that changes the scope, those pieces do have permit requirements and we handle them.

Materials & specs

What we bring to a Matthews job.

Liner spec is 20-mil reinforced woven polyethylene from YellowGuard, Viper CS, or Americover depending on supplier stock. Not 12-mil. Not 10-mil. Definitely not 6-mil, which is what we tear out on essentially every Matthews job. The 20-mil is a woven scrim laminated between two poly layers so you can stand on it in work boots and it does not tear. The material cost delta between 12-mil and 20-mil is small compared to the labor of tearing the whole thing out and re-doing it in year six or seven when the 12-mil fails, which it will.

Seam tape is Polyken 337 or Nashua 357 double-sided PSA depending on supplier. Every seam gets bottom-taped between the two sheets and top-taped over the seam for redundancy. On the older Trade St pre-1970s houses we sometimes see moisture readings on the underside of the liner high enough that we double up seam tape and add spot patches at every high-traffic point (the hatch entry, any spots where HVAC crews will need to move around).

Wall termination bar is 1-inch by 1/8-inch aluminum stock, fastened with 2-1/4-inch Tapcon or Hilti masonry screws every 12 inches, bedded in SikaFlex-1a polyurethane sealant. The termination bar is the whole ballgame on wall-extension jobs — if your liner walks down the wall in year four you have a swimming pool with a lid. Aluminum specifically because it does not corrode in the humid environment. Galvanized steel bar shows rust bloom within a couple of years and stains the liner.

Pier wrap material is the same 20-mil liner cut to length for each pier. Wrapped fully, top and bottom, taped along the vertical seam, sealed at the top where the pier meets the girder above. On Matthews brick pier construction (both the 1970s split-level interior piers and the pre-1970s Trade St perimeter piers) we wrap every one individually. The 2000s block piers on the newer subdivisions get wrapped the same way even though they are bigger — block wicks moisture the same as brick.

Insulated crawlspace door replaces the flimsy louvered thing that came with the house. Standard is a Turtl or Access One insulated hatch with weatherstrip gasket. The old crawl door on a 1978 Matthews split-level has been letting exterior air into the crawl for four decades and continuing to let it in after you install a new liner is defeating the purpose of the whole scope.

Every 5 to 7 years I recommend a homeowner-friendly inspection to check for punctures — anything found gets patched with 20-mil scrap and PSA tape.

My 1980 house has fiberglass in the joist bays that is falling out — do I need to remove it before you install the vapor barrier?

Yes, and it is included in the tear-out phase of the scope. Fiberglass batts that have been down in a Matthews crawl for 40 years are saturated with ground moisture, matted with dust and rodent debris, and often carrying fungal growth on the down-facing side. They cannot be re-used and they should not be left in place under a new vapor barrier — trapping wet insulation under a sealed liner is worse than leaving it exposed.
