Santa Fe Compact 70 on its own 20-amp circuit — Mecklenburg electrical permit, pulled it because if that unit shares a circuit with the crawl light and something trips at 2 a.m. in July she wakes up to a swamp. Condensate to daylight on the side elevation, painted to match the trim so it disappears against the brick.
Her adjuster came back three weeks later. Wrote nothing up. Policy stayed at standard rate. She sent me a fruit basket. Under the house right now the RH is holding 51 percent through the middle of the summer, and the musty smell in her downstairs powder room that had been there since she bought the house in 1994 was gone before the crew finished the third day. That doubles the schedule and it changes crew fatigue management — we rotate the belly-crawl work every hour or the second half of the day gets sloppy.
The oak-canopy exterior drives the vent-sealing sequence. On a SouthPark ranch in Beverly Woods or Foxcroft, the vents are almost always packed with decades of leaf litter — 40 to 60 percent occluded before we even touch them. We pull the vents from the outside, clean the pockets and the surrounding block face with a wire brush, then foam-block the interior side with 2-pound closed-cell foam blocks cut to fit the rough opening and set in SikaFlex, and finish with a solid aluminum vent cover on the exterior fastened with 4 stainless screws into the mortar joint. I tear out failed skirt-encapsulations in Beverly Woods and Foxcroft every year. The individual pier wrap adds maybe 15 minutes per pier but it lasts 20 years instead of 3.
HOA and historic considerations on a SouthPark encapsulation are lighter than they look. Foxcroft does not have a strong architectural review body — most of it is voluntary neighborhood association territory rather than covenant enforcement. Beverly Woods is the same. Quail Hollow Country Club has more oversight if your lot backs the golf course, and the Barclay Downs Neighborhood Association weighs in occasionally on exterior modifications visible from the street. For any of them: we route the dehumidifier condensate line to a side or rear elevation, paint the exposed pipe to match the trim, and it does not become a conversation. Piper Glen down toward Ballantyne is a different HOA with actual notification requirements, but that is south of the SouthPark boundary. On the Foxcroft, Beverly Woods, and Barclay Downs jobs I have done there has never been an HOA hold-up on a condensate line placed thoughtfully.

It usually does not cost the same — the 1960s brick ranch at 26 inches typically runs somewhat higher per square foot because the labor time roughly doubles in low clearance. Same material spec, same finished install, but two guys can install 400 SF of liner a day in your crawl versus 900 in the 1998 neighbor's. That labor differential is the whole gap in the quote. If two quotes on your ranch versus your neighbor's are identical per square foot, one of them is not doing the same install.

The crawl portion still gets the full 20-mil encapsulation, wrapped piers, mechanical wall termination, and dedicated dehumidifier — a Santa Fe Compact 70 usually sizes right for that footprint. What changes is the interface between the basement and the crawl. If the shared wall has an opening, that opening either gets sealed with a foam-blocked and gasketed partition so the two spaces are treated as separate environments, or it stays open and the two spaces are treated as one conditioned volume with a bigger dehumidifier sized for the combined cubic footage. On the Barclay Downs 1970s two-stories with this configuration I usually recommend sealing the interface and dedicating the dehumidifier to the crawl, because the basement typically already has some conditioning through the house HVAC and the crawl needs the dedicated unit to hold 55 percent RH through a Charlotte August.
