Last month I pulled the original 6-mil out of a 1967 Beverly Woods ranch on Selwyn Ave and I could not find one continuous section larger than 8 feet by 4 feet — the plastic had shredded into strips, gotten pushed into corners by rodent traffic, and been trampled through by every HVAC tech and cable installer who had crawled under the house since Nixon was president. What I do in SouthPark on the vapor barrier scope is remove every scrap of the failed original material, decontaminate the dirt surface underneath, and put down 20-mil reinforced polyethylene with individually wrapped piers and mechanical wall termination. It is not the whole encapsulation — no vent seal, no dehumidifier, no wall liner in some scopes — but it is the ground cover done properly instead of the marketing version.
The reason vapor barrier alone shows up as a scope in this neighborhood is homeowner budget staging. A full encapsulation on a 2,000 SF Beverly Woods ranch with the vents sealed, walls lined, piers wrapped, rim insulated, and dehumidifier installed is a real project, and some homeowners want to stage it — put the ground cover in this year, come back for the wall liner and dehumidifier next year, do the rim insulation the year after. I do not love the staged approach because a proper 20-mil ground cover without a dehumidifier running above it will still see condensation on the underside of the subfloor during Charlotte summers, but staged is better than nothing and it lets homeowners make progress against a big scope. Removal is the labor-intensive part. Every scrap of the failed plastic gets pulled out of the crawl, bagged, and dragged through the low crawl door. On a 2,000 SF Beverly Woods ranch that is 8 to 12 heavy-duty contractor bags of material, most of it wet and torn, and the crawl door is usually 22 by 18 inches which means every bag has to be sized to fit through the opening. Fallen fiberglass insulation from the joist bays above almost always comes out with the plastic — the two are entangled after decades — and that adds another 5 to 8 bags of material. All of it goes in the truck and to the transfer station. We do not leave any of it on the property.
Dirt decontamination happens after removal. If the exposed dirt has visible microbial growth from long-term moisture exposure — which it does on maybe half the jobs I see on 60-year-old SouthPark ranches — we apply an EPA-registered antimicrobial like Concrobium Broad Spectrum or Fiberlock Shockwave to the dirt surface and let it dry before the new liner goes down. Not remediation, just surface treatment to prevent regrowth against the fresh material. If there is standing water in a low corner from historical drainage issues we address that with fill dirt and light compaction before the liner goes down.
The 20-mil install itself on a tight 24-to-28-inch SouthPark crawl is the same technique as any Charlotte encapsulation but slower. Material comes in pre-cut to bay length at the crawl door because a full 20-foot roll will not turn a corner in the clearance. Seams overlap 12 inches minimum, sealed with Polyken 337 double-sided PSA seam tape and top-taped over the seam. Every brick pier gets wrapped individually — SouthPark ranches have 12 to 22 piers depending on footprint, each one takes 15 minutes to wrap properly, and we do not skirt them. The wall termination, if the scope includes it, is a 1-inch aluminum bar bedded in SikaFlex-1a and fastened to the block every 12 inches with 2-1/4-inch Tapcon masonry screws. If the scope is vapor barrier only without wall liner, the ground cover terminates at the base of the wall with a 12-inch strip of double-sided PSA to the block and a top-tape seal.
Vapor barrier material spec on SouthPark work is 20-mil reinforced polyethylene with a woven polyester scrim laminated between two poly layers. The scrim is what carries the puncture and tear resistance, not the raw mil thickness. Brands we source rotate by supplier availability: Americover VaporBlock 20 is our default when they have it in stock — consistent scrim weave, clean factory edge quality, available cut to length. Viper CS 20-mil from Insulation Solutions is the alternate, similar spec, occasionally slightly stiffer to work with in low clearance. YellowGuard 20-mil is the third option and has been our go-to on a lot of Beverly Woods jobs because the color makes it easy to see thin spots or damaged sections under headlamp. We do not use 12-mil on SouthPark ranches. The clearance is tight enough that HVAC techs and future crawlers will put a knee through 12-mil within a couple of years, and the whole install gets compromised.
Seam tape is Polyken 337 or Nashua 357 depending on supplier — both are double-sided PSA butyl-free construction seam tapes rated for permanent bonding on poly-to-poly surfaces at crawlspace temperatures. Top-tape over every seam is the same product. We do not use butyl on unconditioned crawls that will see summer temperatures before a dehumidifier is set — butyl creeps in the heat and seams walk apart. If the scope includes wall termination, mechanical termination bar is 1-inch by 1/8-inch aluminum stock fastened with 2-1/4-inch Tapcon masonry screws every 12 inches, bedded in SikaFlex-1a construction sealant on the wall side. Pier wraps are cut sections of the same 20-mil, wrapped individually and sealed against themselves with the same double-sided PSA and top-tape system.
If the SouthPark job has standing water history, the vapor barrier scope expands to include a Zoeller M53 or Liberty 257 sump pump in a sealed basin before the liner goes down, with a Wayne WSS30V battery backup mounted on a shelf above the flood plane. That converts the scope from vapor-barrier-only to a real drainage-plus-vapor-barrier job, and it typically pushes the homeowner toward the full encapsulation because the incremental cost of adding the wall liner and dehumidifier at that point is small compared to what has already been done. I make that recommendation on the free on-site if the drainage history warrants it.

Full encapsulation is the right answer if you can budget it. A 20-mil ground cover alone shuts down direct evaporation from the dirt into the crawl air, which cuts moisture load by 40 to 60 percent depending on your baseline conditions. But without vents sealed and a dehumidifier running, Charlotte summer humidity will still enter through the vents and condense on cold surfaces above. Staged is better than nothing, and if the budget dictates staging the ground cover this year and the rest next year I will do it. But I want you to know the ground cover alone is a partial fix, not the finished system.
You almost certainly do. What looks intact from the crawl door is usually falling apart across the middle of the crawl where nobody has looked in 40 years. The original 6-mil from the 1960s SouthPark builds was minimal-spec construction material that had a design life of 5 to 10 years, not 60. Every one I have pulled on a Foxcroft ranch has been shredded across most of the footprint, buried under fallen fiberglass, and pushed into corners. If you want a real answer I will crawl the full footprint on my belly and show you photos. If the plastic is genuinely serviceable across the whole crawl — which I have not personally seen on a 60-year-old ranch — I will tell you that and you save the money.

The musty smell in your first-floor closet is crawl air entering the conditioned space through leaky duct returns and stack effect, and the moisture source for that air is a combination of dirt-floor evaporation and Charlotte humidity coming in through the vents. Replacing the vapor barrier cuts the dirt-floor evaporation component. It does not stop the vent-air component. On a Beverly Woods ranch where the closet has smelled musty for years, the ground cover replacement will reduce the smell but not eliminate it — the vent-air condensation is doing most of the work. Full encapsulation with a dehumidifier is what eliminates it.
