Almost always just the driveway. Weddington foundations are block or poured concrete perimeter walls sitting on footings 12-24 inches below finished grade — those footings are below the active seasonal swell zone and don't move with the clay. The driveway apron at the garage transition sits on top of a compacted base course that IS in the active swell zone, and that base course shrinks and rebounds with soil moisture. Ten to fifteen years of that cycle and the driveway ends up an inch or two below the garage floor. It's a driveway problem, fixed by polyurethane injection under the settled slab. On the inspection I'll confirm that by checking the foundation wall inside the garage — if the wall shows no crack or displacement, the foundation is fine.
For front-elevation driveways and walkways visible from the street, yes. Providence Downs and Marvin Ridge both require notification and photo documentation for exterior concrete work. It's rarely a full architectural review since we're not changing the concrete's appearance in any material way — we're restoring elevation. What they want to see is that the injection holes are patched to blend and that the finished slab is level and drains properly. I handle the notification and photo submission as part of the scope. The polyurethane itself doesn't degrade — HMI TerraThane is chemically stable in a subgrade environment for decades. What can happen is additional settlement of the clay soil column below the injected foam layer, which would show as new settlement of the slab. In Weddington's clay soil profile, a properly done lift on a driveway apron or pool deck holds 10-15 years before any noticeable re-settlement. The one exception is a slab over a known active water leak — an irrigation line running under the concrete or a downspout discharging next to the slab. Fix the water source first, then lift, or you'll be back.
