The suburban belt is a completely different animal. Christenbury off Poplar Tent, Moss Creek on the north side, Cox Mill in the school-district-driven growth belt near Cox Mill High School — these are textbook block-perimeter 30 to 48 inch crawls with builder-grade 6-mil polyethylene torn to shreds, foil-faced fiberglass batts halfway out of the joist bays, and undersized 8-by-16 vents punched every 8 feet. That job is bread and butter. Two to three days on site, wrap the piers, mechanical termination bar, closed-cell vent seals, drop a Santa Fe Compact 70 or Aprilaire E070, done. It looks the same across all three HOAs with minor variation.

What follows is what I actually do under Concord crawls, why the downtown pre-war stock needs a completely different plan than the subdivisions, and how race-week rental economics changes the timeline for anyone renting a downtown house on Coca-Cola 600 or ROVAL 400 weekends. What we do instead is find the intact courses — usually there are two or three continuous ones you can work with — and terminate the liner mechanically with 1-inch by 1/8-inch aluminum bar bedded in SikaFlex-1a into whatever holds. Then we accept the wall behind the liner is going to see moisture and we size the dehumidifier accordingly. On the 1919 Union St house we did last month we ran an Aprilaire E070 on a 1,650 SF footprint and it held 52 percent RH through July.

Subdivision jobs off Poplar Tent Rd and Kannapolis Pkwy run a completely different playbook. Christenbury, Moss Creek, Cox Mill, and Robinson Church have block-perimeter foundations with 30 to 48 inch clearance and the encapsulation is the textbook process. Tear the fiberglass, seal the vents with closed-cell foam blocks and mechanical covers, put down 20-mil Americover or YellowGuard or Viper CS with 12-inch overlaps, wrap each pier individually with Polyken 337 seam tape, terminate the walls with mechanical bar bedded in SikaFlex-1a, and drop a dehumidifier sized to the cubic footage. A 2,400 SF Christenbury crawl usually takes a Santa Fe Compact 70. A 2,900 SF Cox Mill build with active water history gets an Aprilaire E100 or AlorAir Sentinel HDi90. Two-person crew, three working days, no permits required for the encapsulation itself. The electrical circuit for the dehumidifier is a Cabarrus County electrical permit and we pull it.

Race week changes the timeline for downtown rental owners.
