I got called to a 1963 brick ranch on the wider stretch of Cabarrus Ave — not the downtown historic block — after a July thunderstorm dumped four inches in an hour and the homeowner heard water running under her house at midnight. She dropped a flashlight through the crawl access and saw two inches of standing water across the northeast corner. I was under there the next morning with a wet-vac and a moisture map. Primary pump is a Zoeller M53 (1/3-horsepower cast-iron submersible) on a vertical float switch, not a piggyback. Piggyback floats stick. Vertical floats are more reliable and easier to service. Discharge is 1-1/2-inch PVC minimum, with a check valve immediately above the pump and a second check valve at the transition to horizontal run to prevent backflow when the pump cycles off.
