Two Aprils ago I encapsulated a 1934 Cannon Mills company house on Main St in the West Kannapolis mill village. 1,050 SF footprint, 22 inches of clearance at the beam, brick pier foundation with a lattice skirt the previous owner had put up to hide the piers. Under the house the plastic was original 1960s builder poly torn to rags — you could pull it apart with two fingers. Rat highway ran the length of the west wall behind the sheet metal supply trunk. The 1970s foil-and-fiberglass duct wrap was hanging in strips. Girders had that dark waterline stain along the bottom edge that tells you the crawl RH has been sitting north of 85 percent for four decades. A 2x8 joist over the kitchen probed soft with a screwdriver right at the pier bearing. The homeowner had lived there 26 years and had never been under the house.
Encapsulation on a Kannapolis mill house is not the same job as encapsulation on a 2005 Village Park two-story off Main St extension. Both need 20-mil liner, individually wrapped piers, mechanical termination bar, and a properly sized dehumidifier. But the mill house adds 90 years of rodent damage, decades of failed 1960s moisture retrofits, and a full day of rim joist and sole plate rodent exclusion before we can even think about laying plastic. The clearance means everything happens on your belly. The rusted-through HVAC ductwork usually has to be addressed before the liner because you cannot seal a crawl and leave a supply trunk pumping conditioned air into it. Same principles, different execution.
The 2000s and 2010s subdivisions in the northern part of the city — Village Park off Main St extension, Forest Park, the scattered infill along Kannapolis Pkwy toward Concord — are a different animal. Taller crawls, 36 to 42 inches of clearance, block perimeter, standard 8-by-16 vents, 6-mil builder plastic that is usually still mostly intact but sitting on nothing. What those houses need is what every 2000s Charlotte-metro tract subdivision needs: the builder 6-mil torn out, the vents sealed with closed-cell foam blocks and mechanical exterior covers, the piers wrapped individually, a mechanical termination bar to the block walls, and an Aprilaire E070 or Santa Fe Compact 70 on its own 20-amp circuit. Two to three days on site with a two-person crew. RH drops from summer highs of 85 to 87 percent down to a stable 51 to 53 within about 10 days of dehumidifier commissioning. About a third of our northern Kannapolis work is finishing partial builder encapsulations from developers who put down a ground liner and skipped the vents, wall termination, and dehumidifier. The process on a Kannapolis mill house starts before the crew ever unrolls plastic. Day one is rodent exclusion and demo. Every rim joist penetration gets 1/4-inch hardware cloth foamed in place. Every duct passthrough gets sealed. The lattice skirting the previous owner installed to hide the piers usually has to come off — it is a covered highway between houses for rats and it traps the moisture that dries out an unskirted crawl. If the piers themselves are unmortared brick stacks sitting on undersized pads (which they mostly are in the 1927-1939 Cannon housing), we shore with Tiger SmartJacks and reset any that have settled out of plumb. A pier that is 1.5 inches out is not unusual after 90 years of clay expansion and contraction.
Day two is HVAC assessment and any duct work that has to happen before the liner. Cannon Mills houses were not originally central-air homes — HVAC was retrofitted between the 1960s and 1990s, and the cheapest place to run the ductwork was through the 22-inch crawl. So now you have a sheet metal supply trunk running the length of the house, wrapped in whatever insulation was standard when the retrofit happened, with the return plenum sometimes built directly out of the joist bays using duct mastic and hope. If the supply trunk has rusted through (common) we patch and re-wrap with R-6 flex insulation. If the drain pan on the air handler is discharging into the crawl (also common) we address that or coordinate with an HVAC contractor if the unit is at end of life. You cannot seal an encapsulated crawl and leave a rusted supply trunk pumping conditioned air into it — that is a compressor-killing setup.
Day three is the liner. 20-mil Americover or YellowGuard over the ground, seams overlapped 12 inches and taped with Polyken 337 double-sided PSA. Piers wrapped individually — not skirted around, wrapped — and mechanically terminated to the block or brick perimeter with 1-inch by 1/8-inch aluminum bar screwed on 12-inch centers into masonry, bedded in SikaFlex-1a. Vents sealed with closed-cell foam blocks on the interior and mechanical covers on the exterior. Crawl access door replaced with an insulated gasketed hatch. Aprilaire E070 or Santa Fe Compact 70 on its own 20-amp circuit — that is a Cabarrus County or Rowan County electrical permit depending on which side of the county line the parcel sits on, and we pull it. Condensate discharges to a gravity drain that daylights at the rear of the lot if slope allows, condensate pump if not.
The 2000s Village Park and Forest Park subdivisions collapse the same process into two days because the demo is a lot less work — mostly intact 6-mil to tear out, no rodent exclusion beyond routine, no pier shoring, no ductwork issues because HVAC is usually in a mechanical closet inside the house instead of the crawl. Rim joist gets open-cell spray foam at 3 inches, Icynene. Neither Village Park nor Forest Park HOA has ever objected to a properly routed condensate line in our experience — the exterior discharge on a side or rear elevation, painted to match the trim if the HOA cares.
Liner is 20-mil reinforced woven poly — Americover, Viper CS, or YellowGuard depending on what the supplier has that week. Not 12-mil, not 10-mil, definitely not the 6-mil builder plastic we tear out on nearly every Kannapolis job. The 20-mil handles the foot traffic of an HVAC tech crawling in to change a filter without punching through, and the woven scrim gives the Polyken 337 or Nashua 357 seam tape something to grip long-term. On the Cannon Mills mill house scope we run additional coverage on the exposed brick pier skirts because the brick wicks ground moisture up behind the liner if you skirt around the piers instead of wrapping each one individually.
Dehumidifier sizing depends on crawl cubic footage and moisture history. A tight 1,050 SF Cannon house with 22-inch clearance runs about 1,900 cubic feet — an Aprilaire E070 or Santa Fe Compact 70 handles that with room to spare. A 2,400 SF Village Park two-story with 38-inch clearance is roughly 7,600 cubic feet, still Compact 70 or E070 range unless moisture history is ugly, in which case we step up to an Aprilaire E100 or Santa Fe Ultra98. AlorAir Sentinel HDi90 is the workhorse when a homeowner has already had a partial encapsulation from another contractor fail and the crawl has a documented standing water history. Discharge humidistat set to 55 percent RH. All dehumidifiers run on their own 20-amp circuit, pulled through Cabarrus County (Concord office) or Rowan County (Salisbury office) depending on parcel location.
Rim joist insulation on the Cannon houses is usually open-cell spray foam at 3 inches — Icynene handles the irregular 1930s framing in one pass. Rockwool ComfortBatt R-15 is the fallback when the homeowner wants no foam or historic preservation is a concern. Fiberglass never goes back — it soaks, sags, and turns into rodent nesting material inside a couple of years. If interior perimeter drain tile is needed because of a documented standing water history (which we see on some of the lower-lying Cannon village blocks near Little Rocky River tributaries), Zoeller M53 primary sump with a Wayne WSS30V battery backup goes in before the liner. Termination bar is 1-inch by 1/8-inch aluminum on 12-inch centers with 2-1/4-inch masonry screws.

Yes, and about a third of our Kannapolis encapsulation work is in that clearance range. It is belly-slide territory the whole day and it takes longer per square foot than a 2000s Village Park crawl, but there is no house clearance where encapsulation stops making sense. What that means for the scope is more days on site (a 1,050 SF mill house typically runs three to four days instead of the two-day Village Park pace), a smaller crew rotation because there is not room for three people to work at once, and more upfront rodent exclusion before we can start laying plastic. All of that shows up in the fixed written quote from the free inspection. If a previous contractor told you the house was too old or too tight to encapsulate, what they were saying was their crew does not want to work in a 22-inch crawl. Fair enough — some crews only do the tall newer construction. We do both.
Yes, and this is a common Village Park and Forest Park scope. Partial encapsulations from other contractors typically mean 6-mil or maybe 12-mil ground liner, no vent seals, no wall termination, no dehumidifier, and no pier wraps or piers skirted around continuously. That is not encapsulation, it is a vapor retarder with marketing. We tear the ground liner out, seal the vents with foam blocks and mechanical exterior covers, wrap each pier individually, mechanically terminate the wall liner, and drop an Aprilaire or Santa Fe dehumidifier sized for the cubic footage. Sometimes the rim joist insulation the previous contractor installed is salvageable and we leave it. Sometimes it is fiberglass falling out and we replace with open-cell foam. Two to three days for a typical Village Park footprint.
The encapsulation itself does not need a permit in either county — no permit is required for vapor barrier, sealed vents, or dehumidifier installation. The dedicated 20-amp circuit for the dehumidifier is an electrical permit, and that is where the county split matters: Cabarrus County permits through the Concord office, Rowan County permits through Salisbury. Your Kannapolis city limits parcel sits on one side or the other of that line — the county GIS record on your parcel will tell you definitively. We handle the permit paperwork either way. If any structural repair is in scope (sistering joists, replacing a girder, addressing pier settlement with new footings), that is a separate building permit through whichever county you are in.
A properly done job with 20-mil liner, individually wrapped piers, mechanical termination bar, and a dehumidifier that gets a filter change once a year should give you 20 to 25 years on the liner and 8 to 12 on the dehumidifier — those are consumables, they have compressors, they wear out. The failures we see at year three to five on Cannon houses are almost always shortcut jobs: piers skirted around instead of wrapped individually, tape stuck to dusty brick instead of mechanical termination bar, no dehumidifier at all because the sales guy called it 'passive encapsulation.' Passive encapsulation is not a thing in a 22-inch mill village crawl. The soil is pumping 100 percent RH into the space every day of the year and without a dehumidifier the sealed crawl becomes a condensation chamber.
