Why this matters in Marvin.

Last August I got called out to a 2016 custom home in Firethorne, off Marvin Rd, one of those 5,800 SF stone-and-hardie estates with the two-story great room and the porte-cochere. The owners had moved in eight years ago as the second family in the house — the original buyer flipped it after four years — and they had never once opened the crawl access door. Called me because their eight-year-old was getting bloody noses every morning through July and the pediatrician told them to check the air. Classic Marvin symptom, right on schedule. Firethorne homes hit the eight-to-ten year mark and everything the builder skipped starts breathing up through the subfloor into the kids' bedrooms first, because those are usually the smallest rooms with the least air turnover.

I pulled up to the house, keyed the exterior hatch on the side elevation, and stood up inside the crawl. Forty-eight inches of clearance. Beautiful working conditions — you could roll a scaffold jack around in there and eat lunch off the ground cover. Except the ground cover was 12-mil clear plastic the builder had rolled out in 2015, skirted around 34 CMU piers, taped with acoustic caulk on the block walls that had walked off years ago, and none of the seams had been sealed since day one. Ten 8-by-16 aluminum vents, all still open, all still screened. There was a builder-installed vapor retarder marketing sticker on the mechanical room door that said 'Encapsulated Crawlspace — Certified.' No dehumidifier anywhere. Hygrometer read 84 percent RH at 79 degrees. Standard Firethorne 2015 spec sheet in action.

The real find was the radiant heat. This house had hydronic radiant floor tubing under the master bath and the kitchen — PEX loops stapled up between the joists, wrapped in R-19 fiberglass to hold the heat in the bays. That fiberglass had been sitting in an 80 percent RH environment for eight summers. It was black on the underside where the moisture had wicked in and stayed. Two of the PEX loops had visible corrosion on the aluminum heat-transfer plates. The homeowner had no idea the radiant system even ran through the crawl. Marvin custom homes love radiant floors, and the same builders who skipped the dehumidifier also insulated over that radiant tubing with fiberglass instead of closed-cell foam, so year eight or ten I show up and there's a whole secondary problem nobody knew existed.

Marvin is a specific pocket and it has a specific set of failure patterns. Everything you crawl in this town — the 28173 ZIP shared with Waxhaw, everything inside the Marvin Ridge High School district — was built between 2002 and 2018 as custom estate stock on quarter-acre-to-acre lots. Firethorne, Longview, Marvin Creek, and The Vineyards were the four big HOAs that drove the buildout, and they share a builder pool with Weddington's Providence Downs and Marvin Ridge — same crews, same specs, same skipped-dehumidifier problem on almost every crawl. The nice thing is the crawls are tall and open and pleasant to work in. The bad thing is the humidity load is worse than the tract stock next door in Indian Trail because these houses have more mechanical systems dumping BTUs into the crawl — radiant loops, oversized HVAC trunks, sometimes a wine-cellar refrigeration line running the length of the space. What follows is what actually breaks under a Marvin custom, what the builders skipped, and what it takes to actually finish these systems the way they should have been built. No prices in this write-up. Those come after the free on-site inspection.

Marvin got its town charter in 1994 but the residential explosion did not really start until Firethorne opened its golf course in 2000. Before that, the town was mostly farmland along Marvin Rd and Marvin Meadows Rd with a handful of 1970s ranches on New Town Rd. What is under those old ranches is a different conversation — shallow brick pier crawls, no perimeter, and by now most of them have been either torn down for a custom rebuild or fully remodeled with a new foundation. What we mostly work on in Marvin is what came after: the 2002-through-2018 luxury custom stock in the four flagship HOAs.

Firethorne, off Marvin Rd and Firethorne Country Club Dr, is the anchor. The golf course opened in 2000 and the residential lots filled in from 2001 through about 2012. Original Firethorne stock is 4,500 to 6,500 SF custom homes on quarter-acre-to-half-acre lots, mostly brick-and-stone or hardie-and-stone exteriors, block-perimeter foundations with 40 to 48 inches of crawl clearance. Builders varied lot to lot — a lot of Simonini, Grandfather Homes, and Arthur Rutenberg names on the older sections, then a rotating cast of custom shops through the mid-2000s. The commonality across every builder in Firethorne: taller crawls that are pleasant to work in, block perimeters that are dead-square and well-poured, and zero dehumidifiers. Every single Firethorne house I have ever crawled in was originally spec'd with a builder vapor retarder — sometimes 6-mil, more often 10-mil or 12-mil after about 2005 — and nothing else. The Firethorne HOA architectural review committee cares about anything visible from the golf course or from a neighbor's driveway. For our work, that means we route any exterior dehumidifier condensate line to a side or rear elevation, paint the PVC to match the trim, and submit a one-page scope. Never had a Firethorne submission kicked back. They just want to see the plan.

Longview came next, developed through 2004 to 2015 as a Jack Nicklaus signature golf community with the Longview Country Club at the center. Bigger footprints on average than Firethorne — a lot of the interior estate lots run 6,000 to 9,000 SF on half-acre-to-full-acre plots, some backing to the Six Mile Creek greenway. Same block-perimeter construction, same 44-to-48-inch crawl clearance, same skipped dehumidifier. Longview's architectural review is stricter than Firethorne's because the HOA has a formal Design Guidelines document that gets updated every few years. Any exterior equipment or discharge visible from a street or fairway needs a landscape screen — usually a lattice panel or a boxwood cluster around the discharge point, which we design in as part of the scope. About a quarter of our Marvin work is in Longview and none of it has been denied.

Marvin Creek, off Marvin Creek Ln and Rehobeth Rd, developed through 2005 to 2013 as a slightly smaller-lot luxury community without a golf course. Same builder pool, same construction spec, same crawl profile — 40-to-46-inch clearance, block perimeter, no dehumidifier. Marvin Creek's HOA is easier than Longview's; standard notification for exterior work and they wave through anything that is not staring at the front elevation. We have done probably 20 jobs in Marvin Creek and none required more than a courtesy email to the ARC.

The Vineyards, off Rehobeth Rd near the Waxhaw border, is the newest of the four flagship HOAs — 2008 through 2018 buildout, a mix of custom and semi-custom estate stock on quarter-acre-to-half-acre lots. Because it is newer, some of the later Vineyards homes actually got a builder-installed dehumidifier — usually a residential portable rated at 70 pints per day, which is undersized by half for the crawl footprints in that HOA. So the failure mode is different: instead of no dehumidifier at all, there's a Frigidaire or a GE portable dehumidifier that ran for three summers, iced up, and got unplugged by the homeowner. Still 80-plus percent RH in the crawl by year six. Same net outcome as the older stock, different starting point.

Beyond the four flagship HOAs, Marvin has a scattering of true custom estate lots along Marvin Rd, New Town Rd, Marvin Meadows Rd, and the stretch of Ardrey Kell Rd that crosses from Mecklenburg County into Union County. These are five-to-ten-acre parcels with 6,000-to-12,000 SF architect-designed customs built between 2005 and 2018. Every one of these houses has some kind of specialty mechanical situation in the crawl — radiant heat, a geothermal loop manifold, a wine cellar refrigeration setup, sometimes a whole-house water filtration array. Those crawls are the ones where you cannot walk in with a stock scope. Every single one is a custom design and every single one has a specific set of trade coordinations that have to happen before the liner goes down. We handle them and we are honest about the timeline — those jobs run five to eight days on site instead of the three-to-four for a standard Firethorne or Marvin Creek install.

The one common thread across every era and every HOA in Marvin: the builders installed a vapor retarder and called it encapsulation, and none of them installed a real dehumidifier sized for the crawl. Same problem as the Weddington custom stock next door, same problem as the newer Waxhaw luxury off Waxhaw Marvin Rd. Finishing those partial builder systems is what we spend most of our Marvin days doing.

What we find

What actually breaks under Marvin houses.

The number one thing that actually breaks under a Marvin custom is the missing dehumidifier. This is not the same as the vent problem you see in older Charlotte stock like Ballantyne's 90s tract or Piper Glen. Marvin builders from 2002 forward mostly did close the vents, or at least foam-blocked them, and they mostly did roll out a decent 10-mil or 12-mil vapor retarder on the ground. What none of them did was install a real dehumidifier. In a sealed crawlspace without active dehumidification, in the Piedmont climate with 60 inches of annual rain and dew points in the low 70s from May through September, the ground itself off-gasses moisture through the CMU piers and the block walls faster than any passive system can remove it. Every Marvin crawl I inspect in July or August that was sealed by the builder and never got a dehumidifier is running 78 to 85 percent RH. Sometimes higher on the north-facing side where the walls stay cooler and condensation collects. The fix is the same one I recommend in every luxury HOA in Union County: an Aprilaire E100, Santa Fe Ultra98, or AlorAir Sentinel HDi90 sized to the actual cubic footage of the crawl, on a dedicated 20-amp circuit with an electrical permit, drained to daylight where the grade allows or to a condensate pump where it does not. That is what holds 55 percent RH through a Marvin August.

Second failure is the builder vapor retarder termination on the block walls. Marvin builders in the 2005-to-2015 window loved to run the 10-mil or 12-mil up the wall about 18 inches and tape it with acoustic caulk or, if you were lucky, a strip of double-sided PSA tape. That tape lasted about three summers. What I find on inspection is plastic that is intact on the ground but hanging loose off the block walls, no mechanical termination anywhere. The correct termination is an aluminum termination bar — Insul-Bar or a length of 1-by-eighth aluminum stock — mechanically fastened with 2-and-a-quarter-inch masonry screws every 12 inches, bedded in a bead of SikaFlex-1a. That connection holds for the life of the liner. Anything less than mechanical termination in this climate walks off the wall by year five.

Third, and this is the Marvin-specific one: skirted piers on the builder encapsulation. In a properly encapsulated crawlspace, every CMU pier gets a piece of liner wrapped around it and mechanically banded, so the moisture off-gassing up through the block cannot bypass the vapor barrier at the pier. What Marvin builders did instead was skirt the piers — cut a hole in the ground liner, slide the liner up around the base of the pier a few inches, and stick some tape on it. That leaves the entire pier above the skirt off-gassing moisture directly into the sealed crawl. A 2,800 SF crawl might have 26 to 34 piers. Every one of them is a moisture pump if it is skirted instead of wrapped. When we redo one of these systems we individually wrap every pier with 20-mil liner, mechanically band it top and bottom, and seal the wrap against the ground liner with a bead of SikaFlex. That is the difference between a system that holds humidity down and one that fights the ground forever.

Fourth is the radiant heat insulation. This is specific to Marvin and to a lesser extent Longview and the newer Weddington customs. Roughly a third of the custom builds from 2006 forward have hydronic radiant floor tubing under specific rooms — usually the master bath, sometimes the kitchen or the mudroom. PEX loops are stapled up between the joists and insulated to hold the heat in the bay. Standard builder practice was R-19 fiberglass batts stuffed into the bays over the tubing. Fiberglass in a humid crawlspace is a moisture sponge. Eight years in, the fiberglass under the radiant loops is black, sagging out of the bays, and the aluminum heat-transfer plates are showing corrosion. The correct install for radiant heat over a conditioned crawlspace is 2 inches of closed-cell spray foam directly against the subfloor, over the tubing, no fiberglass anywhere. We flag this on every Marvin inspection where we find radiant, we pull the fiberglass as part of the scope, and we coordinate the spray foam sub for a specific window. Foam has to be applied by a licensed contractor with proper PPE and the crawl needs to be ventilated for 24 hours after — we schedule that carefully.

Fifth is HVAC condensate flooding in the taller crawls. Same pattern I see in Ballantyne 2000s customs but worse in Marvin because the HVAC systems are bigger — a lot of these houses have four or five-ton units serving the main floor and a second three-ton for the upstairs, both sitting in the crawl. Primary condensate lines clog with algae, the secondary safety pan under the air handler is usually a rusted galvanized tray from the original install with holes in the bottom, and the crawl floor gets a slow trickle 24 hours a day during cooling season. I have found active subfloor rot above air handlers on maybe 40 percent of Marvin inspections. The fix is a real composite safety pan — Rectorseal 32 or similar — plus a float switch on the primary that kills the compressor if water backs up. That is HVAC contractor work, I do not do it, but I flag it on every inspection and I coordinate the referral.

Sixth is CMU pier settlement on the interior. Freeze depth in Union County is 6 to 8 inches, code requires footings at 12. Some of the interior piers on Marvin 2003-to-2008 construction were set on shallow pads without proper footings — a bag of Quikrete slopped in a hole 6 inches deep and the pier stacked on top. Every winter freeze-thaw cycle they move a fraction of an inch, and by year 15 the interior floor has developed a specific low spot or a bounce in one bay. Marvin Ridge High School district hardwood floors are unforgiving of this — you can feel a quarter-inch differential across a single plank. Fix is a shim-and-reset with a bottle jack, hardwood shims graded down to the settled elevation, a new poured footing pad where the pier is going to sit permanently, and a mechanical adjustable steel post if the girder above it is showing any deflection. That happens before the liner goes down, and it is filed as a Union County structural permit.

Seventh, specific to Longview and The Vineyards: exterior grading pushing water at the foundation. Some of the interior estate lots in these HOAs were graded flat by the builder to accommodate the architectural preference for a single-elevation front approach, which means the finish grade around the foundation is dead level instead of sloped. First good summer thunderstorm sends water sheeting across the yard and pooling against the block wall. On those specific lots, exterior drainage is the first conversation, not encapsulation. A couple hundred dollars in downspout extensions and a small regrade solves most of it. Then we do the interior work. If you skip the exterior fix and just seal the crawl, you are fighting the water table forever.

Marvin Rd, 2007 custom in Firethorne, 5,600 SF two-story on a half-acre lot backing up to the fifth fairway of Firethorne Country Club. Owner called because the master bath — which has hydronic radiant floors — had developed a persistent musty smell and the humidity gauge on the smart thermostat was reading 62 percent inside the house through July. Under the house we found 46 inches of clearance, a 2007 builder encapsulation with 12-mil plastic on the ground skirted around 32 piers, tape long walked off the block walls, no dehumidifier, all ten vents foam-blocked but the foam blocks loose in half the openings. Radiant PEX tubing under the master bath was insulated with R-19 kraft-faced fiberglass that had turned black on the underside. Hygrometer read 82 percent RH at inspection. Scope: pull all the fiberglass under the radiant tubing, schedule the spray foam sub for a two-inch closed-cell application directly over the PEX and heat-transfer plates, tear out the 12-mil ground cover, install 20-mil YellowGuard with every pier individually wrapped and mechanically banded, aluminum termination bar on the block walls bedded in SikaFlex-1a, replace the loose foam vent blocks with new closed-cell foam friction-fit and back with exterior mechanical covers, drop an AlorAir Sentinel HDi90 on a new 20-amp dedicated circuit permitted through Union County, drain to daylight through the south wall to a landscape bed. Six days on site — five for our crew plus one for the foam sub. Firethorne architectural review submission for the exterior discharge routing was approved same week.

New Town Rd, 2011 custom in Longview, 7,200 SF three-story on a full-acre lot with a walk-out basement adjacent to a partial crawl. Owner selling in 90 days and their listing agent flagged the crawl as a likely inspection killer. Dropped in and found the classic Longview 2011 setup: 48 inches of clearance under the crawl section, 12-mil builder plastic intact on the ground but skirted around 22 piers, no mechanical termination on the block walls, no dehumidifier, six vents foam-blocked and holding okay. The basement side had its own moisture story that was outside our scope. RH in the crawl at inspection was 79 percent. Zero structural damage, wood was still sound, we caught this one before rot set in. Scope was straightforward: tear out the 12-mil, install 20-mil Viper CS with every pier individually wrapped and banded, aluminum termination bar on the block walls in SikaFlex, replace foam vent blocks with new closed-cell foam and exterior mechanical covers, Aprilaire E100 on a dedicated 20-amp circuit drained to a condensate pump discharging through the east wall to a landscape bed with a small screen shrub per the Longview ARC design guidelines. Four days on site plus a half day for the electrical rough-in. Landscape screen submission to Longview ARC approved in 48 hours. Photo and warranty package delivered to the listing agent for the pre-inspection disclosure. Closed at asking with no repair credits.

Marvin Meadows Rd, 2014 custom in The Vineyards, 5,200 SF on a half-acre. Owner called because a residential portable dehumidifier the builder had installed in 2014 — a 70-pint Frigidaire sitting on the ground on a plywood pad — had iced up two summers in a row and they had unplugged it. Crawl was running 81 percent RH. This was the builder-with-partial-dehumidifier scenario: the intention was there but the equipment was undersized by half for the 2,400 SF crawl footprint and it was never on a proper circuit or a proper drain. Scope: remove the failed portable dehumidifier and dispose of it, inspect the ground liner (found it was 10-mil, skirted piers, tape walked off — same story as the no-dehumidifier houses), full tear-out and replacement with 20-mil Americover with 26 piers individually wrapped and banded, aluminum termination on block walls, foam vent block replacement with mechanical covers, Santa Fe Ultra98 on a new dedicated 20-amp circuit permitted through Union County, drained to daylight through the east wall. Four days on site. The Vineyards HOA notification was a single-page courtesy email and they responded within a day. RH holding at 54 percent one summer later, homeowner reports the master bedroom no longer smells like a locker room in July.

Almost certainly yes. Firethorne builder encapsulation from 2001 through about 2015 was 10-mil or 12-mil plastic on the ground, piers skirted instead of wrapped, tape stuck to block walls that walked off in year three or four, and no dehumidifier. What you got was a mid-grade vapor retarder with a marketing sticker. Longview has the strictest ARC in Marvin because they have formal Design Guidelines that get updated every few years. Any exterior equipment or discharge that is visible from a street, a fairway, or a neighboring lot needs a landscape screen designed into the scope — usually a boxwood cluster, an ilex hedge, or a small lattice panel around the discharge point. How does the Six Mile Creek watershed affect Marvin crawlspaces?

Six Mile Creek runs along the eastern edge of Longview and cuts through the Marvin Creek greenway. Estate lots that back to the creek — you know the ones, they are the ones with the boardwalk overlooks — have a specific water-table issue during the wet season. In February and March when the creek runs high, the water table underneath those specific properties can push up to within 18 inches of the crawl floor.
