Almost every Firethorne, Longview, Marvin Creek, and Vineyards custom from 2003 forward has a vapor barrier of some kind — the builder rolled out 10-mil or 12-mil clear plastic on the ground when the framing was going up, tacked it around the piers, taped a few overlaps with acoustic caulk, and put a marketing sticker on the mechanical room door calling it encapsulated. What that plastic actually does after 15 years in a sealed crawl with 80 percent RH is a different story. Last October I got called out to a 2006 Longview custom off New Town Rd, a 6,400 SF stone-and-hardie estate the second owner had bought three years earlier. He had never opened the crawl access, called me because his HVAC guy told him the return air was pulling humid on the second floor. I dropped in, stood up in a beautiful 46-inch crawl with the block-perimeter foundation dead-square, and looked down at 12-mil plastic that had 6-inch tears at every pier where the builder had cut a hole to skirt around the block, seams that had walked apart at every 8-foot overlap because the acoustic caulk had lost its tack in year four, and a full 4-foot section along the west wall where the plastic had migrated three feet toward the center of the crawl. Under the migrated section, bare dirt with a visible surface crust of efflorescence and a moisture reading of 22 percent. That is Marvin builder vapor barrier in year 18.

Marvin vapor barrier work splits into two jobs. First job is the finish-what-the-builder-started case, which is 80 percent of my Marvin calls — tear out the 10-mil or 12-mil the builder rolled out, install real 20-mil reinforced polyethylene with every pier individually wrapped and banded, mechanical termination bar on the block perimeter, done as part of a full encapsulation with a dehumidifier. Second job is the older 1970s ranch on New Town Rd or Marvin Meadows Rd that predates the four flagship HOAs — those houses have no vapor barrier at all, just a dirt crawl with fallen fiberglass and 6-mil garbage from a previous DIY attempt. Different diagnostic, different scope, same eventual install. Vapor barrier alone on a Marvin crawl without a dehumidifier and without proper wall termination is a partial system that will underperform every summer. I will tell you that on the inspection and I will price the full system alongside the vapor-barrier-only option so you can see what you are actually buying.

How we run vapor barrier installation in Marvin.

Every Marvin vapor barrier job starts with a full crawl walk-through and an assessment of what is already down. First question: is there a builder vapor barrier at all? On any Firethorne, Longview, Marvin Creek, or Vineyards custom from 2002 forward, the answer is yes — 10-mil or 12-mil clear plastic, sometimes stamped with the manufacturer, sometimes not. On the older 1970s ranches along New Town Rd, Marvin Meadows Rd, or Marvin Rd proper, the answer is usually no — dirt crawl or 6-mil garbage from a previous DIY.

Second question: what is the condition of the existing barrier? I walk the perimeter looking for tears, check every pier for the classic skirted-hole failure, look at every seam overlap for tape separation, and check the wall termination height and adhesion. On builder installs from 2003-2015, expect to find 20 to 40 percent of the pier holes torn, 60 to 80 percent of the seam tape failed, and the wall termination fully separated on at least half the perimeter. The plastic itself is usually intact where it is not torn — 10-mil and 12-mil poly does not degrade in a dark humid environment; it fails at the connections.

Third question: what is the moisture load driving the ground? I probe the soil under the barrier at three or four locations with a moisture meter — a Delmhorst BD-2100 or equivalent with a hammer probe. On Firethorne and Marvin Creek lots away from the creek, ground moisture typically reads 15 to 20 percent, high but not saturated. On Longview lots backing to Six Mile Creek or the greenway, ground moisture can run 25 to 30 percent in the wet season, which means the vapor barrier alone will not hold — you need an interior perimeter drain and sump before a proper barrier goes down. On the estate lots along New Town Rd with mature landscape irrigation, the ground under irrigated beds can read even higher, and we sometimes have to talk about exterior drainage before interior work is worth doing.

Fourth is the HOA and permit conversation. Vapor barrier itself is not a permitted trade in Union County — no permit required. HOA notification depends on the four flagship HOAs. Firethorne wants notification if any exterior modification is part of the scope; a vapor-barrier-only install with no exterior work usually does not trigger the ARC. Longview is stricter — even interior-only work sometimes gets a courtesy notification to keep the ARC informed. Marvin Creek and The Vineyards are lighter.

The install itself runs two to three days for a standard 2,000-to-2,500 SF Marvin crawl, longer if radiant floor fiberglass has to come out first. Day one is tear-out — the old builder plastic comes up in strips, gets folded and bagged as construction debris, hauled to the trailer. Day one afternoon or day two morning is prep: sweep the ground of any construction debris, address any active water or damp spots with dry pack or a small drainage tweak. Day two is the new 20-mil install: ground liner first, cut and fitted to the crawl footprint with 12-inch minimum seam overlaps, seams top-taped with Polyken 337 or Nashua 357 double-sided PSA tape. Every CMU pier gets individually wrapped — cut a piece of 20-mil to fit each pier, wrap it around, mechanically band top and bottom with stainless nylon strap or aluminum band, seal the wrap against the ground liner with a bead of SikaFlex-1a. Aluminum termination bar runs the block perimeter, 1-by-eighth aluminum stock fastened with 2-1/4-inch masonry screws every 12 inches, bedded in SikaFlex. Day three is finish and cleanup — any final seam patches, photos for the warranty package, walk-through with the homeowner.

Materials & specs

What we bring to a Marvin job.

Standard Marvin vapor barrier spec is 20-mil reinforced polyethylene — YellowGuard, Viper CS, or Americover depending on supplier availability. All three are woven scrim laminated between poly layers, boot-traffic rated, and hold seam tape long-term. 12-mil is not spec on any of our Marvin jobs; the material cost difference is small compared to the labor cost of a re-tear-out in year six, and 12-mil tears under the first HVAC tech's knee.

Seams overlap 12 inches minimum, taped with Polyken 337 or Nashua 357 double-sided pressure-sensitive adhesive tape. Top-taped for redundancy. Every CMU pier individually wrapped with 20-mil, mechanically banded top and bottom with stainless nylon strap or 1-inch aluminum band, sealed against the ground liner with SikaFlex-1a. Never skirted. The pier wrap is what separates a real vapor barrier install from a builder finish job.

Wall termination uses 1-inch by 1/8-inch aluminum termination bar (Insul-Bar or equivalent) fastened with 2-1/4-inch Tapcon or Titen masonry screws every 12 inches, bedded in a continuous bead of SikaFlex-1a polyurethane sealant. Liner runs up the block wall 12 inches minimum before the termination. Never taped-only — tape stuck to dusty CMU walls off in year three.

Crawl access door replaced with an insulated, gasketed hatch if the builder original is a flimsy louvered door — Turtl or Crawl Space Door Systems residential hatch, sized to the existing opening. Vents get closed-cell foam blocks friction-fit inside the opening plus mechanical exterior covers over the aluminum vents; no tape on the outside because it fails in one summer of UV exposure.

On Longview and Firethorne wet-lot situations with high ground moisture, we do not install a vapor barrier alone — the scope changes to include an interior perimeter drain in a gravel trench, a sealed sump basin with a Zoeller M53 primary pump and Wayne WSS30V battery backup, and only then does the 20-mil vapor barrier go on top.

The builder rolled out 12-mil in my Firethorne crawl in 2007 — can we just leave it and add a dehumidifier?

Not really. The 12-mil itself is probably still intact where it is not torn — poly does not degrade in a dark humid environment. The problem is the connections: piers are skirted with cut holes that are now torn open, seam tape has failed at 60 to 80 percent of the overlaps, and the wall termination is fully separated because it was tape on dusty CMU that walked off in year three or four. Adding a dehumidifier to that situation gets you maybe 65 percent RH instead of 80, but the ground is still off-gassing through every pier hole and every failed seam. The right scope is to tear out the 12-mil, install 20-mil with every pier individually wrapped and mechanically banded, aluminum termination bar on the block walls in SikaFlex, then add the dehumidifier. That gets you 54 percent RH and holds for 20-plus years.

Why does the wall termination matter so much — cannot you just tape it?

Tape on CMU walls in a Marvin crawl fails in year three or four, every time. The block is porous and dusty, the tape adhesive never gets a real bond, and the seasonal humidity swing plus the vapor pressure differential between the crawl and the outside pulls the plastic off the wall a fraction of an inch at a time. By year five the whole wall termination has walked down onto the ground and you have a swimming pool with a lid — sealed floor, but the walls are venting moisture back in through the CMU block.
