Both situations produce a crawl that takes standing water in the wet season regardless of how well the vapor barrier is sealed, and both require an interior perimeter drain and sump before any encapsulation work is worth doing.

Three Marches ago I got called out to a 2012 Longview custom off New Town Rd, an 8,200 SF estate on a full acre backing directly to Six Mile Creek. The owners had bought new in 2013 and had spent the intervening 12 years with a plug-in Frigidaire dehumidifier the builder had installed running 24 hours a day, and every February they had 2 to 4 inches of standing water pooled in the northwest corner of the crawl for a couple of weeks. Called me because a home inspector had flagged it during a refinance appraisal. I dropped through the exterior hatch on a Tuesday in early March, stood up in 48 inches of pleasant crawl, and immediately heard the water. Not a puddle — a full 12-by-8-foot sheet of standing water in the northwest section, about 3 inches deep, with the plastic vapor barrier floating on top of it. Waterline stains on the block perimeter walls at exactly 3-1/2 inches showed this was a repeat annual event. The builder-installed portable dehumidifier was sitting on a plywood pad two feet away from the water line, iced up because the compressor could not handle a 100 percent RH crawl. That is what a Six Mile Creek back-lot without a sump looks like in year 12.

The Marvin process

How we run crawlspace sump pump in Marvin.

Every Marvin sump-pump job starts with a water table diagnostic during the wet season if I can get to it. The best diagnostic is a monitor pit: I dig a 12-inch deep hole in the corner of the crawl closest to the observed water source, line it with a piece of perforated PVC, cover with a lid, and leave it overnight or over a weekend. Downspouts terminating within 3 feet of the foundation without extensions are dumping the entire roof drainage plane against the block wall — first summer thunderstorm sends 800 gallons across a 40-foot wall in 45 minutes. Extending the downspouts 8 to 10 feet with rigid PVC or flexible extenders, and adding a small berm-and-swale to move water past the foundation, solves half of these problems for under a thousand dollars in exterior work. If the exterior drainage is already adequate and the water is still getting in, we plan the sump.

Third step is the sump location and drain layout. On a Longview creek-back lot, the drain goes on the wet side of the crawl — typically the north or northeast wall closest to the creek. Perimeter interior drain in a 4-inch perforated PVC pipe, laid in a gravel trench inside the footing, wrapped in filter fabric, sloped to the sump basin at 1/8-inch per foot minimum. Sump basin sits at the low point of the drain run, sealed lid, 24-inch depth minimum for a full residential pump. On a New Town Rd flat-grade lot, the drain layout depends on where the water is entering — sometimes a partial perimeter drain along one wall is enough, sometimes we need a full perimeter loop. Diagnostic before install.

Fourth step is Union County electrical permit. Sump pump goes on a dedicated 20-amp GFCI circuit, filed through the Union County office in Monroe. I pull the permit as part of the scope. Battery backup on its own circuit or wired to the primary, homeowner's choice — I always recommend a Wayne WSS30V or equivalent sealed lead-acid backup because Marvin loses power in every summer thunderstorm and a sump without backup is a paperweight when the power drops. Discharge line runs out through the closest exterior wall in schedule 40 PVC, sloped to daylight in a landscape bed at least 10 feet from the foundation, or to a French drain manifold on lots where surface discharge is not practical.

Fifth step is HOA notification. Longview wants a one-page scope for any exterior discharge visible from a fairway or a neighboring lot — same landscape screen requirement as the dehumidifier discharge, boxwood cluster or lattice panel around the discharge point. Firethorne wants notification. Marvin Creek and The Vineyards want a courtesy email.

Install itself runs a day and a half to two days for a standard perimeter drain and sump on a 2,000-to-2,500 SF crawl. Day one is the trench cut and drain install. Day two morning is the sump basin, pump, and discharge line. Day two afternoon is the electrical rough-in for the dedicated circuit, followed by inspection. Once the sump system is signed off and running for a week or two under wet weather load, we come back to install the vapor barrier and encapsulation on top.

What we bring to a Marvin job.

Standard Marvin sump pump spec is a Zoeller M53 Mighty-Mate primary — 1/3 HP cast iron submersible, thermally protected, 43 gallons per minute at 5-foot head. Battery backup is a Wayne WSS30V — sealed lead-acid AGM battery cabinet with an integrated pump, mounted above the flood plane on a shelf bracketed to the joists, not on the crawl floor where it will die the first time the pit overflows. Runtime on a fully charged battery is approximately 7 to 10 hours of intermittent pumping, enough for most Marvin summer thunderstorm outages. Alternative is a water-powered backup for homeowners on municipal water with adequate pressure — Basepump HB1000 or equivalent — but most of the Marvin estate lots are on well water and the water-powered option is not viable.

Sump basin is a Zoeller SS-500 or equivalent, 18-inch diameter by 24-inch depth polyethylene basin with a sealed lid — sealed is critical in a conditioned crawl so the basin does not vent moisture back into the space. Primary pump discharge is 1-1/2 inch PVC with a check valve at the pump outlet (a stuck-open check valve is why some sumps run continuously). Battery backup discharge tees into the primary line above the check valve.

Perimeter interior drain is 4-inch perforated schedule 40 PVC, laid in a 12-inch wide by 12-inch deep gravel trench inside the footing, wrapped in 4-ounce nonwoven filter fabric to keep silt out of the perforations. Trench excavation on a Marvin custom crawl is straightforward because the 44-to-48-inch clearance gives room to work with a hand-dug pit. Discharge line to daylight is 1-1/2 inch schedule 40 PVC in a shallow trench outside the foundation, sloped 1/8-inch per foot minimum to the outlet, landscape bed or French drain.
