Last July I pulled into Village Park on the north side of Kannapolis for a house-call inspection on a 2004 two-story where the homeowner's HVAC bill had jumped noticeably over the previous two summers and the master bedroom had a persistent musty smell she could not track down. It cannot hang from the joists because that would drop the intake and discharge into the dirt. What we do is mount the unit horizontally on a pier ledge or a built-up support platform, oriented so the intake is drawing crawl air from the widest section and the discharge points down the length of the crawl for maximum circulation. Service access has to be planned so the homeowner or an HVAC tech can reach the unit for annual filter changes without having to demo half the liner. Filter location gets flagged on the delivery photos so the next person under the house can find it.
Placement in a Village Park or Forest Park crawl is easier — 38 to 42 inches of clearance gives you options. We typically hang the unit from the joists on a manufacturer-approved bracket kit centered in the crawl or slightly toward the intake-side pier line for balanced circulation. Discharge orientation depends on crawl geometry — a long rectangular crawl gets the discharge pointed lengthwise, a squarish crawl gets a slight diagonal to reach the corners.
Condensate discharge is either gravity to daylight if slope allows (which it does on most Kannapolis lots because the lots are graded away from the house), or a condensate pump to a plumbing stack if not. Aprilaire E100 is the step-up unit for crawls up to about 3,800 SF or crawls with heavier moisture load history — 100 pints per day at 80/60 conditions. Santa Fe Ultra98 is the equivalent alternate. AlorAir Sentinel HDi90 is the third alternate we use, especially on rescue jobs where a previous encapsulation failed and the crawl has documented water history that needs aggressive initial dehumidification before the RH stabilizes.
Discharge humidistat is set to 55 percent RH as the default target. Some homeowners request 50 percent but that pushes the compressor cycle harder and shortens unit life without meaningful benefit — 55 is the sweet spot for both moisture control and equipment longevity. All units are commissioned with a data-logging hygrometer left in place for 10 days after install to verify that the RH is tracking to setpoint and to catch any commissioning issues before they become warranty calls.
Dedicated 20-amp circuit is a hard requirement, not a preference. Cabarrus County and Rowan County electrical permits are pulled for the circuit — Cabarrus through the Concord office, Rowan through Salisbury. Circuit is home-run from the panel to a dedicated single-gang box near the dehumidifier location with a 20-amp GFCI receptacle. In Kannapolis, you need the dehumidifier. Sealed vents plus a vapor barrier by themselves will drop your crawl RH from 90-plus percent to maybe 70-something percent in summer, which is better than the vented condition but still above the 55 to 60 percent threshold where mold and rot conditions start. The vapor barrier stops soil moisture migration. Sealed vents stop outdoor humidity infiltration. But there is still residual moisture in the framing, moisture from any minor water intrusion through the block walls, moisture from HVAC condensation cycles — and without active dehumidification, that residual moisture accumulates. Battery on the dehumidifier itself is not a thing — battery backups are for the sump pump, not the dehumidifier. Dehumidifier just runs on utility power.
