Why this matters in Stallings.

The block foundation itself was cracked too. Two hairline stair-step cracks in the north wall running from the sill down to the footing, and a horizontal crack about a foot above grade on the exterior side that told me the soil pressure was doing what expansive Piedmont clay does after 20 wet-dry cycles. Not scary yet. Not settlement, not lateral movement past a quarter inch. But the kind of crack that says the water problem outside is not going to fix itself by sealing the vents. This is the Stallings conversation in a nutshell: drainage first, encapsulation second, and if you flip that order you are going to fight the water for the rest of the liner's life.

Stallings is not Matthews. It is not Indian Trail either, even though the town line is fuzzy — half the addresses on Old Monroe Rd read Stallings, half read Indian Trail, and the Post Office does what the Post Office does. The construction stock is specific to the 1990s-through-2010s Union County exurban push: tract subdivisions on flatter lots than you get inside I-485, block-perimeter foundations with vented crawls, and drainage problems that show up in year 10 to 15 when the yard finally decides which way it wants to send water. Through the 1990s the town was mostly farmland and a scatter of older ranch homes from the 60s and 70s, and the real subdivision push started around 1995 when the corridor between Matthews and Indian Trail got developer attention. Emerald Lake was one of the early anchors — mid-90s tract stock on quarter-acre to third-acre lots, 2,200 to 3,200 SF two-story brick-and-siding on block perimeter foundations, 36 to 42 inches of crawl clearance. Builder mix was the standard Charlotte-metro production shops of the era: Ryan, Centex, some regional Union County outfits. The crawls in Emerald Lake are typical of the era — block walls, CMU piers on 8-foot centers, 2x10 joist framing, and 6-mil clear plastic rolled out over the graded dirt with no seam tape and no pier wrap. Same undersized 8-by-16 aluminum vents at code-minimum spacing, all left open year-round.

Ashe Plantation came in through the late 90s and early 2000s off the Idlewild Rd side, technically overlapping the Mint Hill fringe on the north end of Stallings. Slightly larger footprints — 2,800 to 3,800 SF, more colonial and transitional layouts — same block perimeter, same vented crawl profile, same undersized vents. Ashe Plantation has an HOA architectural review committee but it does not touch crawlspace work. I have done probably 20 jobs in that neighborhood over the years and never submitted anything to the ARC. They care about siding, roofing, and mailbox color. Mechanical stays under the deck.

Chestnut is the big 2000s-era neighborhood that straddles the Stallings and Indian Trail line off Old Monroe Rd. Bigger buildout, more phases, construction ran from about 2001 through 2008 depending on which phase you are in. Chestnut has some of the taller Stallings crawls — 42 to 46 inches in the later phases because the lots have more grade drop toward the back — and this is where you start to see the partial builder encapsulation problem. The builder rolled 10-mil or 12-mil plastic instead of 6-mil, taped some seams, wrapped a handful of piers for the sales-office photos, and called it encapsulated in the closing paperwork. No dehumidifier. No wall liner. Vents still open on the block. Same failure story as Ballantyne's 2000s custom stock — those partial encapsulations failed inside five years, seams walked apart, tape came off the block, and the crawl is now running 80-plus percent RH just like its unencapsulated neighbors.

The Idlewild Rd corridor picks up the northern edge of Stallings and pushes toward Mint Hill. Mixed stock along that road — some 80s ranches, some 90s tract infill, some 2000s custom builds on larger lots. The 80s ranches have the classic split-level low crawl clearance of 28 to 34 inches, which makes them a slog to work in. Original 6-mil plastic if any, foil-faced fiberglass in the rim, block piers on shallow pads. The 2000s customs along Idlewild are one-offs — every one is different, some with basements adjacent to partial crawls, some with garage-slab-over-crawl transitions that create their own condensation problems. Those custom jobs I bid one at a time because the scope varies.

Stallings Rd itself and the streets off Independence Blvd on the south side of town run through some of the older Stallings stock — pre-1990 ranches and split-levels, and a scatter of small custom builds from various eras. These are the houses where the crawls surprise you: sometimes you drop in and find a proper 40-inch height with reasonable access, sometimes you find a 26-inch cramped mess with a hand-dug section under a 1980s addition. Independence Blvd frontage is a mix of residential and commercial-conversion — I have crawled under a couple of older houses on that corridor that were converted to office use in the 90s and still have the original residential crawl construction underneath. A few of the small streets running between Stallings Municipal Park and the Waxhaw Indian Trail Rd corridor pick up scattered 90s tract infill on smaller lots — same block-perimeter, same vented profile, just less consistent from house to house because the developer worked in one-and-two-lot batches instead of full-subdivision phases.

One thing that shows up across every Stallings era: drainage. Flatter lots than Charlotte proper. Fewer natural grade breaks. Downspouts that dump close to the foundation because the builder's grading plan assumed the sod would settle in a way it never did. On roughly a third of the Stallings jobs I bid, we are talking about exterior drainage work before we ever discuss the interior liner. That is not upsell. That is the honest answer to why the crawl is wet, and if we skip it the encapsulation will underperform for as long as the water problem outside is unfixed.

What we find

What actually breaks under Stallings houses.

Number one thing that breaks under a Stallings house is drainage against the foundation. Not vents. Not dehumidifiers. Drainage. Flat-lot subdivisions along the Old Monroe Rd corridor and the Idlewild Rd stretch were graded to plat specs that assumed the ground would slope 2 percent away from the foundation for the first six feet, and then the developer walked. In practice, 20 years of settling has left half the lots with grade running toward the house on at least one elevation — usually the back or a side, sometimes the corner where two neighbors' yards meet against yours. Add downspouts that discharge four to six feet from the corners instead of the 10 feet you actually need, and you have water pooling against block walls after every summer thunderstorm. That water wicks through the CMU, pushes RH into the crawl, and eventually stains the exterior side of the block with the greenish-black efflorescence-and-algae signature you can see if you walk the perimeter with a flashlight in July.

The fix is not sexy. Downspout extensions to at least 10 feet from the foundation, sometimes 15 on the worst corners. A small regrade with topsoil and sod, tapered to run water away from the house. Occasionally a French drain along a stretch where the neighbor's yard geometry is impossible to fight — 4-inch perforated pipe in gravel, wrapped in filter fabric, discharged to daylight or a dry well downhill. This is landscape-scale work, half a day to a day for a crew, and it has to happen before we touch the crawl interior. Otherwise the liner is just a slow bucket.

Number two is the vents. Same story as every 90s-and-later Charlotte-metro crawl: 8-by-16 aluminum louvers at code-minimum spacing, left open year-round, functioning as moisture pumps for six months a year. From May through September the outdoor dew point in Union County sits in the low 70s just like Mecklenburg, and every cubic foot of outdoor air that flows through those vents dumps its moisture load on the coldest surface in the crawl — usually the HVAC ducts, sometimes the north-wall rim joist, always the underside of the subfloor. Sealing them with closed-cell foam blocks backed by exterior mechanical covers is the second-biggest lever you can pull. The foam-block-only builder attempts you sometimes see on 2000s Chestnut houses are not sealed — they are decoration. Real vent seal has a mechanical exterior cover, a foam block cut to friction fit, and a bead of SikaFlex around the perimeter.

Number three is the block foundation cracks. This is where Stallings splits from the tighter-graded Charlotte pockets. Piedmont red clay is expansive — it swells when wet and shrinks when dry — and on a flat Stallings lot with poor drainage you can get 20 wet-dry cycles a year of soil pressure against the exterior side of a block wall. After 15 to 20 years, that shows up as stair-step cracks along the mortar joints, usually on the wall that faces the worst drainage. Sometimes a horizontal crack about a foot above grade where the soil pressure peaks. Most of what I find is cosmetic-to-early-structural — quarter-inch or less, no active lateral movement — and the fix is drainage first, then interior monitoring, then a polyurea crack injection if the crack is actively wet. Anything past a quarter-inch of displacement or with visible bowing gets a structural engineer referral, not a sales pitch. I do not sell wall anchors or carbon fiber straps on a Stallings house unless there is actual lateral movement, and 90 percent of the time there is not.

Number four is the standard vented crawl profile — 6-mil builder plastic on the ground, foil-faced fiberglass in the rim joist bays that has been sagging out for a decade, no dehumidifier, and RH in the low 80s from May through October. The 90s Emerald Lake stock is 100 percent this. Ashe Plantation is mostly this. Chestnut is a mix of this and the partial builder-attempted encapsulations. The remediation scope is the same in each case: tear out the old plastic, remove any fiberglass batts because they will just rewet, open-cell spray foam or Rockwool the rim, 20-mil reinforced woven poly liner with individually wrapped piers and mechanical termination bar on the block walls bedded in SikaFlex-1a, sealed vents with closed-cell foam and exterior mechanical covers, and a properly sized dehumidifier on a dedicated 20-amp circuit with an electrical permit.

Number five is dehumidifier sizing for the Union County exurban context. The 2,500 to 3,500 SF Emerald Lake and Ashe Plantation crawls do well with an Aprilaire E080 or Santa Fe Compact 70 sized to the actual cubic footage. Chestnut and larger Idlewild Rd customs at 3,500 to 5,000 SF crawl footprints need an Aprilaire E100, Santa Fe Ultra98, or AlorAir Sentinel HDi90. Sized correctly and drained to daylight where the lot slope allows — which on a flat Stallings lot often means to a condensate pump instead — that holds 55 percent RH through August. Sized wrong or specced as a residential portable, and you are running a residential-grade appliance into an early failure while the crawl still climbs to 70 percent by mid-summer.

Number six is HVAC condensate flooding, same story as every 2000s builder house in the metro. Air handler in the crawl, primary line clogs with algae, safety pan is a rusted-through galvanized tray from 2003, and slow drip becomes fast drip becomes stained subfloor above the unit. I flag it on every inspection and hand off to an HVAC contractor — Rectorseal 32 pan, float switch on the primary line, done. Not my scope but it belongs in the report.

Number seven and specifically Stallings: the drainage-versus-encapsulation choice. When the budget is limited, I tell homeowners honestly which lever to pull first. If the lot is pushing water at the foundation, exterior drainage is the higher-value spend. Fix that, live with the vented crawl for another year while you save up, and then encapsulate the interior. If the lot is graded fine — probably 60 percent of Stallings jobs — then vent sealing plus liner plus dehumidifier is the right sequence and drainage is not on the list. Skipping this triage is where the fast-flip franchises trap homeowners: they sell a full encapsulation on a wet lot, and two years later the customer calls back angry because the crawl is still humid. The water was always the problem. The liner was never going to fix it.

Interior scope followed: tore out 6-mil, removed all fiberglass batts, open-cell spray foam the rim to 3 inches, 20-mil YellowGuard liner with all 22 piers individually wrapped, mechanical termination bar on the block walls bedded in SikaFlex-1a, closed-cell foam blocks on all eight vents with exterior mechanical covers, Aprilaire E080 on a new dedicated 20-amp circuit drained to a condensate pump discharging through the east wall. Four days on site total including the exterior drainage work. Dehumidifier permit filed through Union County. Cracks left as-is with a note in the report to monitor; drainage fix took the water pressure off the wall.

Idlewild Rd, 1998 tract in the Ashe Plantation section, 2,800 SF colonial. Owner selling in five months and the listing agent flagged the crawlspace as likely to bomb the inspection. We dropped in and found a textbook late-90s Union County setup: 38-inch clearance, original 6-mil plastic bunched around every pier, foil-faced fiberglass hanging out of the rim on the south wall, no dehumidifier, eight vents open, and one bay where a plumbing supply line had leaked slowly enough over the past year to darken a 3-by-4 patch of subfloor. RH at 79 percent. No structural damage — wood was still sound, we caught this one before rot set in. Lot was graded fine, drainage was not the conversation. Stallings Rd, 2007 custom in a small enclave off Independence Blvd, 4,200 SF two-story on a third-acre lot with more slope than most Stallings properties. Owner called because the summer utility bill was climbing year over year and the master bedroom above the garage-slab-over-crawl transition was uncomfortable in July. Under the house we found the classic 2000s Union County custom trap: a builder-attempted partial encapsulation from 2007 with 10-mil plastic on the ground, four pier wraps out of 24 total, tape stuck to dusty block on the walls that had walked off years ago, no dehumidifier, and the garage-slab-to-crawl transition was uninsulated and running condensation on the cold-side foam under the slab. My builder said the crawl was 'encapsulated' when I bought the house in 2007 — is that real?

Almost never in a Chestnut or Idlewild Rd 2000s custom. Real encapsulation is 20-mil reinforced woven poly, every pier individually wrapped, mechanical termination bar on the block walls bedded in polyurethane sealant, sealed vents with foam blocks and exterior mechanical covers, and a dehumidifier sized to the cubic footage on a dedicated circuit with a permit. About a third of the Stallings work I do is finishing those partial builder jobs.

How different are Stallings crawls from the ones in Matthews, Indian Trail, or Mint Hill?

Matthews stock is older on average — a lot of 70s and 80s split-levels with lower crawl clearance and brick pier settlement issues on the older sections near Trade St. Mint Hill has newer 80s and 90s block-perimeter foundations that are pretty tight construction-wise, but the older Lawyers Rd farmhouse conversions have serious brick pier and joist rot. The main Stallings-specific pattern is the flatter lot geography along Old Monroe Rd, which makes drainage a bigger part of the conversation than it is in Matthews or Mint Hill. We work all four towns and the scope is similar, but the diagnostic starting point in Stallings is more often about grading and downspouts than in the tighter neighboring markets.
