I was under a 2003 two-story in Emerald Lake off Old Monroe Rd last July. Owner said the whole downstairs smelled like a basement in the middle of August and the master closet had that damp-carpet funk that never fully aired out even with the AC cranking. I dropped in through a rotted plywood hatch on the south side and my hygrometer read 82 percent RH before I had crawled ten feet. Standard Stallings 90s-tract setup: 6-mil builder plastic bunched around every pier, foil-faced fiberglass hanging out of half the rim bays on the north wall, eight aluminum louver vents wide open, no dehumidifier, and one long dark streak of efflorescence running down the interior side of the north block wall where water had been wicking through for probably ten years.

What made this an encapsulation-first job instead of a drainage-first job was the lot. I walked the perimeter after I climbed out and the grade actually ran away from the foundation on all four elevations — one of the cleaner-graded Emerald Lake lots I have seen. Downspouts were already extended six feet, close enough to work. Not perfect but not the root cause. The root cause was 20 years of open vents pumping 74-degree dew-point Union County summer air across a crawl full of cold HVAC ducts and no exit path for the moisture. That is the textbook case for encapsulation as the primary intervention, and Stallings has a lot of those houses. Flat lot with decent grading, still humid because the vents were the moisture pump.

Encapsulation in Stallings breaks along neighborhood lines pretty cleanly. Emerald Lake mid-90s stock is straight-up vented crawls that never got touched — you tear out builder 6-mil, seal vents, put down 20-mil, wrap piers, drop a dehumidifier. Ashe Plantation late-90s and early-2000s is almost the same profile but the crawls are a couple inches taller and the piers are on 8-foot centers so pier wrap counts run higher. Chestnut is the trap — half the houses in there got a builder partial encapsulation in 2005 or 2006 that looked good in the sales-office photos and failed inside five years. Finishing those failed partials is a different scope than starting from raw vented, and I quote them differently. Every Stallings encapsulation starts with a walk of the exterior before I ever drop under the house. Flat lots along Old Monroe Rd and the Idlewild Rd corridor mean drainage is on the table more often than in Matthews or Mint Hill, and if the lot is pushing water at the foundation I am fixing that first and the interior encapsulation waits. Downspout locations, discharge distances, grade run on all four elevations, mulch depth against siding — five minutes of walking tells me whether we can move straight to interior work or whether the yard needs a half day of downspout extensions, a small regrade, and maybe a French drain along one wall before the liner goes down. Day one: tear out. Old 6-mil plastic comes up in strips, gets bagged and hauled. Any fiberglass batts in the rim get pulled — they are wet, they are sagging, they are rodent nest material, and they will just rewet in a conditioned crawl. Sagging duct insulation gets flagged for the HVAC contractor. Any standing water gets pumped out with a portable and the ground gets time to surface-dry before we lay anything down.

Day two: rim and prep. Open-cell spray foam on the rim joist, three inches minimum, hits every bay including the corners where the builder's fiberglass never fit right in the first place. If the homeowner wants no foam or needs future access to the rim, Rockwool ComfortBatt R-15 goes in with wire hangers instead. Piers get brushed clean of loose concrete and dust. Block walls get the same treatment along the top 14 inches where the mechanical termination bar will land. Any block cracks that are actively wet get polyurea injection right now, before the liner covers them and makes future access painful. Ashe Plantation and Chestnut houses on the older phases sometimes need a Tiger SmartJack or Grip-Tite adjustable steel post under a girder that is showing a quarter inch of sag — that structural work also happens now, not after.

Day three: liner. 20-mil YellowGuard or Viper CS rolls down over the graded dirt, seams overlapped twelve inches minimum and top-taped with Polyken 337 or Nashua 357 double-sided PSA. Every pier gets individually wrapped and taped — no skirting, no shortcuts around the pier, because pier concrete wicks ground moisture and if you skirt the pier you trap condensation between plastic and concrete. In an Emerald Lake or Ashe Plantation crawl that runs 22 to 26 piers, that is a couple hours of wrap work by itself. Wall liner runs up the block twelve inches minimum, terminated with a 1-inch aluminum bar screwed every twelve inches into the block with 2-1/4-inch masonry screws, bedded in SikaFlex-1a polyurethane. That termination is the whole game — if the liner walks down the wall in year four you have a swimming pool with a lid.

Day four: vents, dehumidifier, hatch, close-out. All eight or ten aluminum louvers get closed-cell foam blocks cut for friction fit, bead of SikaFlex around the perimeter, and mechanical exterior covers screwed to the block outside. The original louvered crawl door gets replaced with an insulated gasketed hatch — the flimsy vented one that came with the house has to go. Dehumidifier goes in on a new dedicated 20-amp circuit — Union County electrical permit, filed through the county building department in Monroe, inspected before we hand the house back. Discharge line runs to daylight on the south or east elevation where the lot has enough grade, or to a condensate pump when the lot is flat enough that gravity is not going to cooperate — that is a lot of Old Monroe Rd corridor houses. We paint any exposed PVC to match trim so the HOA in Emerald Lake or Ashe Plantation never has anything to write a letter about.

Wall termination is mechanical, not adhesive. 1-inch by 1/8-inch aluminum stock, 2-1/4-inch Tapcon masonry screws every 12 inches on center, bedded in SikaFlex-1a polyurethane sealant. Tape stuck to dusty block on the interior of a Union County crawl fails inside two summers because the block is porous and dusty and the tape adhesive has nothing durable to grip. Every failed encapsulation I have torn out in Chestnut had wall-adhesive termination. Every one.

Vent seal is a two-part system: closed-cell foam block cut to friction fit inside the vent frame, bedded in SikaFlex around the perimeter, plus a mechanical exterior cover screwed to the block outside. The interior-only foam plugs that some builder partial-encaps in Chestnut used from 2005-2008 are not sealed — they are decoration. Half of them fall out inside two years and end up on the ground next to the pier they used to plug.

Dehumidifier sizing is by cubic footage and moisture load, not by unit price. Emerald Lake and older Ashe Plantation crawls at 2,000 to 3,000 SF footprint with 38-inch clearance run an Aprilaire E080 or a Santa Fe Compact 70. Chestnut and larger Idlewild Rd customs at 3,000 to 4,500 SF footprint with 42 to 46 inch clearance step up to an Aprilaire E100, Santa Fe Ultra98, or AlorAir Sentinel HDi90. All three brands are commercial-grade — no residential portables specced under a Stallings house, ever, because a portable will burn out in two summers and the crawl will climb back to 70 percent RH by mid-August. Humidistat set to 55 percent RH, dedicated 20-amp circuit with Union County electrical permit, drained to daylight if the lot allows or to a condensate pump when it does not.

Will the Emerald Lake or Ashe Plantation HOA give me trouble for encapsulation work?

Neither one touches interior crawlspace work. Their architectural review committees care about siding, roofing, mailbox color, fence style, exterior paint — the visible-from-street stuff. Mechanical equipment inside the crawl is not on their radar. The only submission that ever comes up is if a dehumidifier condensate discharge line has to exit on a street-facing elevation and looks ugly, in which case we route to a side or rear wall as default and paint the exposed PVC to match trim. In fifteen years of doing Stallings encapsulations I have never had an HOA letter on one. Chestnut is the same story — architectural review is exterior only.
